Full Job Description Essential Functions:
1. Prepares customized inspection forms for each unit to be inspected. 2. Schedules and conducts on-site inspections of all leased housing units. Re-inspects inconclusive or failed units. Over 900 units per years are inspected or about 6 per day. 3. Prepares written reports of all inspection results, accurately describing condition(s) and room or area where each finding was observed. Notifies landlord of results, noting in detail remedies for failed items. 4. Maintains suspense file on units that require re-inspection. Notifies the appropriate staff member(s) if rent is to be held in escrow or forfeited.
Related Duties and Responsibilities:
1. Performs other reasonably related duties as assigned.
Required Knowledge, Skills and Abilities:
1. Ability to learn and operate the personal computer (PC) based database and other software. 2. Ability to drive and walk to the units, including stair climbing. 3. Ability to obtain and follow directions to units. 4. Ability to stoop and bend. 5. Ability to move around outdoors during inclement weather. 6. Ability to occasionally work in hazardous and unpleasant conditions such as infestation, dampness, heat, cold, and dust. 7. Flexibility in scheduling appointments. 8. Ability to work with persons from a variety of backgrounds. Obtains the cooperation of tenants and landlords.
Education and Experience:
1. Completion of a high school education. 2. Experience in quality control, construction or home repairs preferred. 3. Must obtain Housing Quality Standards certification within six months.
Special Requirements:
1. Driver’s license and daily access to a motor vehicle. 2. Must adhere to city parking regulations. 3. Must be bondable.
