The position is mainly remote. However, some office visits will be, required.
THIRY HOURS
- WEEKLY ?????? As a Housing Inspector, you will play a vital role in preserving the quality and safety of residential properties. Your responsibilities will include conducting comprehensive property inspections and compliance with local, state, and federal housing regulations. This position is essential to the success of our housing programs, providing critical support to low
- to moderate-income households through Housing and Urban Development (HUD) housing initiatives.
The Housing Inspector supports Community Development’s housing rehabilitation, down payment, tenant-based rental assistance, and permanent supportive housing programs. The Housing Inspector works directly with the County’s home rehabilitation program Administrator.
Job Duties:
- Inspecting houses to identify construction deficiencies and improve construction work.
- Reviewing and/or creating work scopes and construction specifications
- Reviewing and/or preparing cost estimates
- Reviewing project change orders
- Reviewing or developing rehabilitation specifications
- Ensuring projects meet grant specifications, federal and local building codes
- Assisting the homeowner with questions, issues, or complaints.
- Mediating and resolving project-related issues with contractors, program administrators, and/or homeowners
- Keeping records on the status of buildings in process and reporting as needed
- Other duties as assigned
Qualifications:
- Housing Quality Standards (HQS) Certification and any other building code inspection certifications
- Minimum 4 years of work experience in a construction-related field
- Experience with writing and reviewing work scopes
- Experience in reading blueprints and minimal drafting of plans
- Familiar with lead-based paint and asbestos regulations
- Knowledge of Georgia building codes
- Knowledge of lead-safe practices
- Reliable transportation for accessing sites
- Excellent people skills
- Able to use Microsoft Word and Excel
Extensive Knowledge and Experience:
You have a solid background in housing, HQS inspections, construction practices, industry costs, and building codes. Familiar with regulatory standards and know how to ensure compliance in residential settings.
Strong Communication Skills:
Must effectively convey technical information to both professionals and the general public. Whether you’re discussing project details with contractors or guiding homeowners through program requirements, your communication is clear and professional.
Problem-Solving Ability:
Adept at identifying potential issues in housing projects and inspections and can quickly develop solutions to address them. A proactive approach to ensuring projects run smoothly and safely.
Project Management Expertise:
Experience managing multiple tasks and deadlines, excel at coordinating efforts between various stakeholders, (i.e. homeowners and key partners) keeping projects on track and within scope.
