JLF is seeking to hire a focused, self disciplined individual for a full time, salary position as a Field Inspection Supervisor in the Residential/Commercial Property Management Field. This is a great role to break up the day where you will split your work between in and out of office tasks. We are based out of Concord NC close to Concord Mills Mall, but service 11 counties in and around the Metro Charlotte area. On the Residential side, we manage single family homes, small apartments and multi family units for over 260 individual owner clients. On the Commercial side we manage Retail Shopping Centers, Warehouse and Industrial Complexes, Medical/Office/Flex properties. Job Description:

This is an important role that is responsible for managing all out of office responsibilities of a property management firm, which include various inspection types to be completed by yourself a 2 other field inspection associates Planning and creating all routes to complete inspections for yourself and the field team Attention to detail with good communication of conveying inspection findings and to turn this into an emailed report format. Pictures are downloaded into Dropbox and the sharable link is included in all reports. Managing the company vehicles to ensure you and your team are reporting any maintenance needs, responsibility that the vehicles are being kept clean and in good working condition Managing field department inventory which can include; signage, lock boxes, keys, portable AC/Dehumidifier units, space heaters, etc. Requires the ability to fully and effectively lead your department and staff members to ensure quality of pictures and reports, efficiency of routes, and timeliness of report turn around times. The confidence and ability to meet with new potential owner clients to introduce our services, answer basic questions, and walk through new potential rental properties. Handle communication of eviction proceedings in various county courthouses that we manage in (This will only be handling the communication portion with judge, paperwork is all handled for you. This will be trained and is simple) Inspection types will include: Initial and Marketing Inspections, Exterior Drive-By Inspection, Vacancy Inspection, Pre Move-In Inspection, Lease Renewal Inspection, Move Out Inspections, etc.

Skill Sets:

Solid understanding of the residential construction industry, from the standpoint of being able to identify and articulate what is being visually inspected for the interior and exterior of a property/unit. Good computer/typing skills (Excel, Word, Google Docs, Software Management, etc.) Strong work ethic and self motivated Detail oriented and well organized Excellent written & oral communication skills Ability to present a professional appearance (“business casual”) and attitude Ability to prioritize multiple tasks Effective problem-solving skills Good follow-through skills Sensitive to deadline & time restraints Well balanced and positive attitude Starting salary range is $50,000-$60,000/year depending on experience and expertise. Valid driver’s license required. Full time position requiring a Monday-Friday 9am-5pm schedule.
