In this role, you will supervise the daily work of employees engaged in inspecting buildings and structures to enforce conformance with the South Carolina building codes and City of Charleston code of ordinances related to building construction based on approved plans, specifications, and standards.

Examples of Duties:

Supervises and assigns daily inspection team workloads and tasks. Ensures permitted construction is done in accordance with approved construction documents through knowledge of South Carolina building codes and relevant City of Charleston code ordinances related to building construction. Prepares daily and monthly inspection reports. Provides inspection reports and status to customers and advises permit holders of approvals and denials in a timely manner. Insures all reports are properly filed and that they accurately reflect inspections of the permitted activity. Investigates inquiries regarding work without a permit or work exceeding City of Charleston approval, notifies responsible party(ies) and works with them to comply as required by The City of Charleston. Manages stop work orders issued by Building Inspection Division and as necessary, work with the customer to help achieve compliance. Manages and reports on projects requiring special inspections as mandated by the State of South Carolina. Manages the City of Charleston’s third party inspection program (TPIP). Manages inspection team vehicle maintenance and readiness. Assists the building official by ensuring The City’s damage assessment teams are prepared and ready for deployment and assist in executing damage assessment as required by The City of Charleston’s emergency operations. Inspects residential and commercial buildings for structural, means of egress, energy, electrical, plumbing, mechanical and fuel-gas codes relating to the construction, erection, installation of equipment, alteration, repair, change of occupancy or removal of structures located within the City of Charleston. Obtains permission from owners and tenants to enter dwellings. Performs inspections in at least three areas of certification. Observes conditions and issues notices for corrections to persons responsible for conformance. Obtains evidence and prepares report concerning violations which have not been corrected. Interprets code requirements and recommends compliance procedures to contractors and property owners. Prepares forms and letters advising property owners and tenants of possible violations and time allowed for correcting deficiencies. Observes work in progress to ensure that procedures followed and materials used conform to specifications. Interprets construction documents discusses deviations from specified construction procedures to ensure compliance with regulations governing construction. Performs any other related duties as assigned.

Basic Qualifications:

Bachelor’s Degree (BA/BS) and 2 years of related experience and/or training; or an equivalent combination of education and training. Valid driver’s license. Certification by the International Code Council (ICC) in at least three building construction related disciplines or Certified Building Official. Registered with the South Carolina Department of Labor, Licensing & Regulation as a ‘Building Official’ or ‘Commercial Inspector.’ Working knowledge of Microsoft Office or similar software.

In the event of major storms or other emergency situations, this position may be subject to 24-hour shifts or any other emergency schedule that is necessary to meet the City’s needs.
