30A Operations Coordinator Job summary: The property inspector is responsible for conducting thorough inspections of Kalos properties to ensure compliance with safety regulations, company standards, and guest and owner satisfaction. This role involves assessing property conditions, identifying maintenance needs, and documenting findings for maintenance or housekeeping to address.

Essential Functions:

Conduct inspections: Perform regular inspections of properties to assess overall condition, safety compliance, and adherence to company policies.

Documentation:

Prepare detailed inspection reports, including photographs and notes on findings, maintenance needs, and recommendations for repairs or improvements.

Identify Issues:

Detect and report potential safety hazards, code violations, and maintenance problems, coordinate with maintenance staff to ensure timely resolutions.

Quality Control:

Monitor the quality of repairs and maintenance performed by vendors and in-house staff, ensuring the work meets company standards.

Guest and Owner Interactions:

Communicate with guests and owners any information that should be immediately communicated.

Compliance Checks:

Ensure properties meet local, state, and federal regulations regarding safety, health, and property standards.

Follow-Up:

Conduct follow-up inspections to verify that identified issues have been resolved and standards have been met.

Data Management:

Maintain organized records of inspections, findings, and actions taken, ensuring easy access for management and reporting. Other duties as assigned by your supervisor for effective and efficient operation.

Qualifications:

High school diploma or equivalent; relevant certifications (e.g., property management, building inspection) are a plus Proven experience in property inspection, maintenance, or a related field Strong knowledge of building codes, safety regulations, and property management practices Excellent attention to detail and analytical skills Proficient in inspection software and other relevant technology Excellent communication and interpersonal skills Ability to work independently and manage time effectively

Working Conditions:

Work in a variety of settings, including indoors and outdoors Extended hours may be required; frequent local travel required Heavy lifting up to 75 pounds occasionally, regularly lifting 50 pounds Bending, stooping, reaching, standing and sitting regularly Use of a ladder and other light equipment regularly
