Full Job Description Position Overview:
We are seeking a highly skilled and detail-oriented Estimator / Construction Manager to join our team at Newcastle Homes, a dynamic and growing home building company. The ideal candidate will be responsible for estimating civil construction costs, managing construction projects, and ensuring that the development process runs smoothly, on time, and within budget. You will collaborate with engineers, architects, subcontractors, and vendors to oversee all aspects of the civil construction process from initial planning to final delivery.
Key Responsibilities:
Estimating Responsibilities:
Review project plans and specifications to understand project scope and requirements. Prepare detailed civil cost estimates, including labor, materials, equipment, and other project-related expenses. Analyze potential risks and propose mitigation strategies to ensure cost-effective solutions. Coordinate with subcontractors and suppliers to obtain accurate bids and quotes. Prepare and submit bid proposals and negotiate contracts. Monitor market conditions and adjust estimates to account for fluctuations in material or labor costs. Prepare detailed reports on estimates, including breakdowns of costs for clients and stakeholders.
Construction Management Responsibilities:
Manage construction projects from start to finish, ensuring they are completed on time, within scope, and within budget. Coordinate daily operations on-site, including managing subcontractors, suppliers, and project teams. Develop and manage project schedules, tracking progress and addressing any delays. Communicate effectively with clients, stakeholders, and project teams to provide updates and resolve issues. Monitor project budgets and adjust to avoid cost overruns. Perform quality control checks and ensure that work is completed according to plans and specifications.
Qualifications:
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field (preferred). Minimum of 5 years of experience in estimating and construction management within real estate development. Strong leadership skills with the ability to manage teams and subcontractors effectively. Excellent communication and negotiation skills. Ability to work under pressure and manage multiple projects simultaneously. Strong analytical skills and attention to detail.
Preferred Skills and Experience:
Experience working with real estate developers and developers’ teams. Experience with residential and/or commercial construction projects. Familiarity with project scheduling software (e.g., Microsoft Project). Maintain accurate project documentation, including contracts, change orders, and inspection reports. Oversee project closeout procedures, ensuring proper completion and handover of the property.
