Position Summary:
The Senior Project Manager shall oversee totalconstruction effort to ensure projects are safely constructed inaccordance with design, budget, and schedule. This includesinterfacing with client representatives, subcontractors, andsuppliers.
Responsibilities:
- Review project features with theEstimating Department.
- Work with the Project Engineer andSuperintendent to develop and maintain a project schedule with theappropriate attributes.
- Submit preliminary paperwork such assubmittals, introductory letters, subcontractor approvals, lump sumbreakdowns of work items, affirmative action documents, etc.
- Develop a submittal log, a project organization chart, and amaterial storage plan.
- Initiate project startup and closeoutsheet and submit a copy to the construction department and set upand maintain project files.
- Required to sign off on the budgetprior to the start of construction.
- Responsible for all aspectsof cost management for the project.
- Submit a quarterly costrevision with an explanation of any cost variance.
- Submit changeorder logs to the regional office monthly.
- Coordinate and directall project activities with the Project Superintendent/GeneralSuperintendent to ensure that all milestones are met and jobcontinuity is maintained.
- Conduct weekly meetings.
- Prepare andreview periodic estimates with the owner’s representative/ResidentEngineer and submit an approved original estimate or pencil sheetcopy to the regional office with the appropriate subcontractorquantity split.
- Attend final punch list inspection and/orcloseout meeting and complete final documents.
- Maintain contactwith the project Owner and Architect/Engineer to obtain reductionof retainage and final payment and close out jobsite office.
