A Career thatEmpowers You to Build Your Future The Land Development Manager isresponsible for managing the Division’s land development program bydirecting activities such as roadway construction, water and sewerinstallation, earthwork, landscape, irrigation activities, verticalconstruction and public utility coordination. Your Responsibilities on the Team Responsible for thesuccessful and timely delivery of new projects through use ofconstruction schedules, contract documents, land developmentbudgets, environmental studies, geotechnical reports, engineeringand architectural construction plans and permit compliance reports.
Work closely with the Area Construction Managers and Director ofConstruction to deliver completed, ready-to-build home sites.
Assist in the creation of development budgets during theentitlement process and value-engineer specific aspects of theproject design. Develop position working relationship withjurisdictional entities all while maintaining land use anddevelopment rights. Oversee projects from permit approvals throughconstruction, recording plat, final certification and communityturnover. Oversee and manage all aspects of the field operationsrelated to land development including erosion control, grading, wetutilities, dry utilizes, paving, sidewalks, landscaping,hardscaping, amenities, post construction as builts, certificationsand compliance letters. HOA management including but not limited toquarterly meetings, budget analysis and improvements to the commonopen space. Responsible for bond maintenance and retrieval of alltypes of guaranty in use by the division. Work with all departmentsas needed to deliver amenity/recreation centers, common entrylandscaping and ensure proper marketing window. Responsible forSWPPP management and compliance. Regular review of projectdevelopment budgets with Director of Development forreconciliation. Perform additional duties as assigned by theDirector of Land Development. Your Toolbox High School Diploma orequivalent required Bachelor’s degree in construction management,engineering, or similar program preferred Minimum 5 years ofexperience in land development Computer literacy, includingword-processing, spreadsheet analysis, project scheduling and datamanagement software Must be detail-oriented and a problem-solverable to deal with complex situations Valid Driver’s License andgood driving record Valid auto insurance coverage required
Physical& Office/Site Presence Requirements:
Regular, in-person attendanceat Company communities/job sites and offices during regular workhours is an essential function of this job. Requires the ability towork in excess of eight hours per day in the confined quarters of aconstruction trailer, the ability to operate a motor vehicle, readplans, climb stairs and ladders, bend, stoop, reach, lift, moveand/or carry equipment which may be in excess of 50 pounds. Job mayrequire occasional operation of construction equipment. Fingerdexterity may be required to operate a computer keyboard andcalculator.
