We are seeking a detail-oriented Preconstruction Manager withexperience in ground up, commercial projects. The ideal candidatewill have a strong background in business development costestimation, and project analysis. This role will play a criticalpart in continuing the exponential growth our team is experiencing.

Description Key Responsibilities:
ManageBusiness Unit (BU) Estimating department and estimating functionsduring preconstruction phase and allocate appropriate resources forestimation of projects. Manage and accountable for reimbursement ofEstimating staff and costs as related to General & Administrative(G&A) expenses. Develop and maintain relationships withclients, architects, design community, and trade partners toenhance future business development opportunities. Oversee andmanage processes to review drawings, specifications, and otherconstruction documents; inform senior management of design-relatedproblems, completeness of documents, and other potential risks.
Overall management of developing lump sum bids and review forsenior management approval. Conduct market research information forupcoming work. Coordinate and review development of GeneralConditions/General Requirements (GC/GR) estimate. Maintain localand national historical estimating data and develop cost trends.
Manage and oversee Value Engineering process duringpreconstruction. Collaborate with Procurement to develop andevaluate procurement schedules and resources and analyzesubcontractor proposals. Generate, coordinate, and manage BudgetControl Reports between each milestone estimate to manage costevents and value engineering opportunities. Provide variancereports for each milestone estimate to communicate scopedevelopment.
Profile Qualifications:
Bachelor’s Degree fromaccredited degree program in Engineering, Architecture,Construction Management, or related field, and minimum of 10 yearsof Building Construction experience required, or equivalentcombination of education, training, and experience Experience withvariety of building construction types desired Thoroughunderstanding of drawings and specifications, general contract andsubcontract documents, materials, means and methods Ability toprovide accurate qualitative and quantitative analysis ofestimating documents Thorough knowledge of construction cost,scheduling, estimating, purchasing and engineering principles andtechniques, and accounting principles Ability to develop clientrelationships, identify sales opportunities and collaborate onsolutions to secure work Extensive knowledge of regional market,competition, and industry trends Negotiation skills with abilityinfluence and engage others Executive level presentation skills,anticipates needs of audience, and tailors communicationsappropriately Job Offer Top-tier market salary & bonus program.
