Role Overview As a Superintendent , you will oversee ongoing construction projects at various locations while actively participating in smaller demo and carpentry projects. You’ll be responsible for maintaining project efficiency, enforcing quality standards, and ensuring compliance with company policies and safety regulations. Key Responsibilities

  • Fully manage and supervise all fieldwork per project scope.
  • Maintain a structured project schedule and proactively address any potential delays.
  • Ensure subcontractors adhere to their scope, manufacturer guidelines, approved plans, quality expectations, contract, and local codes.
  • Track and redline inconsistencies in project plans and scopes, reporting findings promptly.
  • Review subcontractor contracts, layouts, specifications, schemes, plans, and permitting requirements prior to allowing work to commence.
  • Identify and coordinate required materials and equipment with vendors and suppliers.
  • Take precautions to protect existing finishes and property that will remain while work is being performed.
  • Inspect and enforce cleanup by subcontractors daily.
  • Inspect incoming deliveries for quantity accuracy and damages, reporting any deficiencies.
  • Secure workspaces and materials daily. This includes, but is not limited to, locking any workspaces and securing material lay down areas (cover or protect items as needed), storage containers, construction fencing around work or material areas, etc.
  • Meet subcontractor foremen daily to obtain status updates and log reports in the company’s project management app.
  • Conduct initial inspections to establish a quality standard and expectations.
  • Coordinate access to electrical power and water access utilities without incurring resident costs, maintaining ethical site practices.
  • Able to handle small demolition projects, minor framing, millwork installation, etc. as needed on any given project.
  • Address safety non-compliance issues immediately and enforce OSHA regulations.
  • Regularly check in with Property Managers to provide updates and coordinate 48-hour resident notifications
  • Document daily project activities in internal software program (i.e. communications with Property Manager, discussions with subcontractors, problems, questions, and photos).
  • Issue and track punch lists for subcontractors to ensure completion of scope items.
  • Provide detailed expense reports daily and submit all purchase receipts.
  • Respond to emails daily, ensuring timely communication on project matters.
  • Report personal absences (appointments, emergencies) promptly.
  • Communicate to clients, residents, subcontractors, vendors, etc.

Qualifications :
    Work Ethic & Attitude:

      Construction Knowledge:

      Understanding of materials, methods, and terminology.

        Carpentry Skills:

        Ability to frame walls, install doors, trim, and minor drywall repairs.

          Problem-Solving:

          Capable of troubleshooting project challenges efficiently.

            Technical Skills:

            Proficiency in Microsoft Office and construction management software.

              Experience:

              1-3 years of Construction Management experience or equivalent education.

                Accountability:

                Willing to complete a drug test, background check, and personality assessment.
