Job Overview:

Under the guidance of the Preconstruction Manager, the Assistant Preconstruction Manager shall focus on a group of projects in preconstruction with a primary focus on managing the preconstruction process and coordinating as necessary. Including working closely with a team of estimators, operational and subject matter experts to address any owner requests/concerns. Meets with the Owner and design team weekly/bi-weekly to provide feedback and updates from the Coastal team. These updates will play a significant role in optimizing project cost efficiency, budget management, and design coordination. The Preconstruction Manager will be updated by the Assistant Preconstruction Manager and have consistent communications with them to ensure the project is receiving adequate service throughout preconstruction. Responsibilities:
Business Development & Client Relationships:

Assist the Preconstruction Manager in reviewing incoming request for proposals (RFPs) and provide feedback/guidance to the preconstruction, operations and marketing team(s) on the items that need to be included in the proposal. Thoroughly review the project drawings and provide constructability, quality, and efficiency feedback for all disciplines under the guidance of the Preconstruction Manager. Provide value engineering and value-added items to be submitted with the proposal; inclusive of sketches/graphics that will clearly explain intent under the guidance of the Preconstruction Manager. Review and edit the proposal with the team as it is prepared and finalized. Prepare presentations in conjunction with the team/Regional VP to Owners in procurement of work.

Preconstruction:

Thoroughly review the contract documents for coordination, completeness, conflicts, and the like. Coordinate/manage the schedule, logistics, temp power, early works, and any operational items that might be needed through the preconstruction process under the guidance of the Preconstruction Manager.

Coordinate meetings:

inclusive of/relating to the preconstruction process of logistics, schedule and estimate submittal(s)/deliverables. Provide constructability feedback/markups at each document issuance with a focus on quality and avoidance of future change orders under the guidance of the Preconstruction Manager. Provide feedback and sit in on weekly/bi-weekly design meeting calls. Engage with subcontractors for detailed feedback on design decisions that will impact quality, cost, and schedule. Keep track of the estimate through the value engineering and changes to the budget through the preconstruction process working closely with the lead Estimator and Preconstruction Manager. When applicable, manage the design assist subcontractors, inclusive of meetings, budget updates, sub schedule updates, etc. Create, update, and manage the preconstruction process/schedule with delivery to Owner as needed. Experience:

Bachelor’s degree in architecture, interior design, engineering, business, real estate, construction management or related field. Masters preferred. 2-4 years of project/program management experience. Commercial/Multifamily construction experience preferred. Knowledge /
