PROJECT MANAGER / DIRECTOR DE PROYECTO

Job Description / Descripción del trabajo The Project Manager is responsible for the successful financial and schedule completion of the project and to be the liaison between customer and project team. This includes understanding the project goals, deadlines, and financial boundaries so they can best allocate resources, benchmarking, scheduling project deadlines and general coordination. Main task as a Project Manager is to supervise and train the project team. Responsibilities include guiding administrative functions of project-related assignments including overall planning, tracking and documentation of one or several projects from the project proposal phase to the project closeout. Projects are typically outlined with specific guidelines to be followed.

General Duties :

Achieve deadlines by prioritizing tasks to keep schedules. Reports job status weekly to Ownership. Monitor each project to ensure design and construction activities are on schedule and within budget, in compliance with contract and corporate procedures

Compliance :

Manage and train admin team. Understand construction codes, and OSHA requirements. Establish and maintain working relationships with customers. Expert in blueprints reading and interpretation. Review and approve all contracts and scopes of work. Demonstrate a thorough understanding of contract documents Handle multiple projects simultaneously, one major project as assigned. Enhances customer relationships by providing excellent service.

Pre Project :

Responsible to hire project admin team (superintendents, surveyors, project administrator and all other key personnel) Have project budget completed in the system(s) Plan project productivity hours for superintendents Prepare project schedule loaded with costs and productivity hours Negotiate and generate vendor agreements and subcontractors for projects Prepare commitments to be reviewed and approved by ownership Have all required submittals approved Participates in pre-construction activities to coordinate best construction practices Review and understand material budgets and negotiate purchases Hire sub-contractors and suppliers Have pre construction check list completed

During Project :

Manage the construction schedule weekly through communication with sub-contractors, vendors, clients Review job cost weekly with ownership Completed daily reports Overseeing daily on-site operations, means, and methods Oversee that weekly meeting minutes are generated Conducting job site visits for reviews, leading problem determination efforts and resolution. Communication with the onsite Superintendent and make sure project team is involved in all areas of construction project Visit and create evaluation reports of projects on a weekly basis (minimum) Coordination and successful completion of projects Overseeing plans and blueprints to ensure specifications are met as required Tracks blueprinting and revisions Conducting walk-thoughts with superintendents Responsible for risk management Responsible to oversee quality control Have monthly aireal pictures and videos of project progress saved on project files Responsible for coordinate and have videos laps of the entire projects

Project Administration:

Estimate and generate change orders Issue change orders and have them approved prior of commencing work Request time extensions monthly as needed Submit all communication in a timely manner Implement all necessary programs to manage project efficiently Prepare, manage and review construction administration documents Submit monthly Pay Apps within deadlines Prepare subcontract packages/agreements for review and approval Verifying invoice accuracy and work completion Responsible for all procurements and awards Conduct daily meetings and record meeting minutes at end of each day to discuss following day/s material labor and equipment distribution and coordination

Project Budgets:

Manages job cost process (contract and change order values) Monitor project costs and identify areas for improvement Meet or better project budgets through effective work practice

Job Requirements:

Osha 10 Certification CPR Certification Basic estimating knowledge Expert on Microsoft Project Proficient in Microsoft Office 365 Proficient in Blue Beam 5 year minimum experience on a project management software LNvKwkjEK8
