About the RoleThe General Superintendents plan, schedule,organize and direct the construction of commercial buildingprojects. They are responsible for all field execution of theproject. Primarily responsible for organizing the work, field staffmanagement, OSHA and Company Safety Manual implementation, the workmethods utilized on your project, scheduling, meeting cost controlgoals, conforming to drawings and specifications, quality ofworkmanship, and the assignment of work activities to accomplishthe best economical, safe, and efficient execution of the work. TheGeneral Superintendents may have multiple Superintendents andAssistant Superintendents as direct reports. They work closely withthe Project Manager and/or Project Executive on all projectneeds.
Responsibilities Identifies Project requirements and Owner Contractrequirements, oversees and manages all field constructionprocesses, provides subcontractor selection input. Responsible for coordination and oversight of projectsincluding budgetary considerations for labor, material andequipment. Develops Project Plan with Project manager and reviews scopes,subcontractors, surveys site. Develop project construction schedule detailing the timing ofmaterial delivery, subcontractor work schedules and overall projectplans. Advise Project Manager of circumstances and issues that willhave a significant impact on the project schedule. Prepare and maintain reports in accordance with companypolicies and procedures that accurately describe projectstatus. Document issues and problems that have developed along withidentification of the person(s) responsible for theirresolution. Verify accuracy of drawing plan measurements of floors, walls,ceilings, etc. Identify discrepancies and take corrective actionwith Estimating or Project Manager. Schedule the routing and delivery of materials and takeappropriate precautions to prevent job-site theft. Ensure schedulesconsider current project work schedules and buildingaccess/hoist/elevator usage. Chair weekly project construction meetings with subcontractors,architects, engineers, and other vendors. Participate in Owner/Architect/Contractor meetings to discussproject status. Document issues that impact the project schedule orwill impact project budget and assign resolution to appropriateindividuals in attendance. Manages and continually enforces Safety Program by establishingcompany Safety Team, Project Safety Plans, sets up Safety IncentiveProgram, orients new hires/Subcontractors, establishes Job-siteSafety Team. Provides labor and materials cost information, provides ValueEngineering and Cost Reduction information, and provides staffingrequirements. Develops Site Utilization Plan, establishesphasing/sequence/plan, develops temporary utilityrequirements. Identifies and procures permits, mobilizes on site, establishessecurity requirements, establishes building control, establishesconstruction joint/pour break locations, incorporatesSubcontractors’ input in Project Plan, identifies equipmentneeds/durations, assists Engineers in Submittal and materialprocurement, and establishes site specific plans. Implements housekeeping procedures, maintains signage andnotices, maintains MSDS Logs, identifies competent Safety personfor each Subcontractor, conducts hazard analysis, enforcesprovisions of Drug-free Awareness Program, establishes fireevacuation routes, conducts toolbox Safety Meetings, performsregular Safety Inspections, complies with site specific SafetyRequirements, corrects unsafe conditions, promotes safetyawareness, solicits outside Vendor Safety Seminars, andparticipates in OSHA Inspections. Confirms accuracy of Pay Request, manages Subcontractors’Scopes of work, conducts daily Superintendent/Foremen Meetings,conducts weekly Subcontract Meetings, manages Subcontractor dailyprogress, manages Plans and Specscompliance.
QualificationsBachelor’s degree in a Constructiondiscipline or equivalent work experience is preferred plus 10-15years of commercial general contractor Superintendent experience.
Experience should include strong supervisory responsibility as aSuperintendent. Well-developed communications, decision making,financial analysis, interpersonal, organizational and team workskills are required. Strong ability to build and maintain excellentworking relationships with clients and architects is required. 10 -15 years of experience as the primary superintendent on commercialconstruction projects valued in the $50-150 million range.
