Job Description Job Description Company Profile Miami based General Contractor specializing in building high-end residential projects is seeking an experienced Lead Superintendent & Construction Manager to manage multiple ground up projects. The position calls for the supervision of all staff and trades to ensure projects are delivered on time. Responsible for overseeing and managing all day-to-day job site activities, including project team performance, site conditions, safety and quality standards, compliance with scope, and effective management of all subcontractors and vendors. The position will also require review and monitoring of the project budgets and payment applications with the project manager. Responsibilities

  • Oversee, manage, and document all day-to-day job site activities including OSHA safety compliance
  • Direct field personnel according to the project plan
  • Communicate issues, events, performance, and progress daily to the Project Manager
  • Report any problems and potential solutions promptly to the Project Manager to facilitate the most cost-effective solutions
  • Establish effective working relationships with design team members, subcontractors and stakeholders
  • Track materials, sequencing, scheduling and personnel in the development of project scheduling and planning
  • Lead Project Start-Up/Turnover Meetings
  • Identify pre-mobilization activities and confirm schedule
  • Work with surveyors and subcontractors on layout and construction sequencing means and methods
  • Provide expertise and leadership as it relates to sequencing and coordination of subcontractor work
  • Assist in generating and implementing construction schedules (3-week and MS Project CPM)
  • Establish and implement the project schedule in MS Project and the 3 week look ahead in MS Excel
  • Update Project Schedule monthly and 3-week look ahead weekly
  • Track progress against the 3-week look ahead schedule internally and with subcontractors
  • Maintain the schedule and ensure that scope performed is consistent with the contract and will meet or exceed ownership expectations
  • Ensure that all inspections, benchmark inspections, quality control and quality assurance inspections occur per the baseline schedule
  • Document inspections as necessary
  • Ensure that all subcontractors participate in the project safety program
  • Communicate clear expectations for safety to project teams
  • Monitor safety and document infractions with subcontractors and suppliers
  • Manage subcontractor closeout, transfer of utilities, owner training, work list and punch list Construction Superintendent Skills
  • Excellent communication abilities, both oral and written, plus active listener
  • Knowledge of construction budgeting best practices
  • Strong planning skills, including design execution, resource allocation and contingencies
  • Understanding of construction equipment, including safe operating practices and maintenance
  • Comprehends local, state and federal construction regulations
  • Excellent problem-solving and decision-making skills
  • Effective leadership abilities, able to motivate team, set goals and resolve conflicts
  • Organizational skills, including time management, delegation, prioritization and multitasking
  • Bachelor’s degree in a relevant construction-related discipline, such as construction management, engineering or architecture
