Leading land development firm Poulos & Bennett is actively seeking a Land Development Construction Project Manager for immediate employment in its Orlando, Florida office. This position is responsible for overseeing the field operations, fulfilment of regulatory requirements and various contractor/consulting/municipal contracts, which provide for and relate to, the approval and development of residential and commercial projects.
Responsibilities:
Preconstruction management duties to include but not limited to writing RFP’s, bid documents, schedule of values, take offs and instructions to bidders. Reading and understanding construction drawings, specifications, and shop drawings. Review bids/proposals for completeness in regard to scope and project requirements. Create, review and update project schedules. Schedule, attend and facilitate preconstruction meetings. Coordination with utility companies (power, cable, phone, etc). Schedule, lead and/or attend site visits to observe construction status and consistency with design plans. Responsible for the quality control/quality assurance process on all assigned projects. Drive schedule to achieve predetermined goals for productivity targets and schedule of deliverables. Manage all on-site and off-site development activities which include demolition, earthwork, utilities, paving, grading, landscape, hardscape, and amenities. Review contractor pay requests against work completed in the field. Shop drawing and Submittal review for consistency with design plans and specifications. Project closeout (coordinates the local municipality process and manages the closeout of the projects). Coordinate and respond to contractor request for information (RFI’s). Review of as-built drawings for consistency with design plans and against Jurisdictions Requirements. Develop record drawings based on as-built information for submittal to regulatory agencies for project closeout. Perform constructability review of construction plan, write report or document and effectively communicate to the engineering team. Preparation of certifications (FDEP, Water Management District, local municipality and the like). Effective communication with clients, employees, contractors and government officials/employees. Mentor and manage employees to successfully complete a project. Review invoices of projects for client billings
Qualifications and Skills:
Minimum 5 years of experience in land development, or construction related field. Minimum of 5 years proven experience required with knowledge of engineering drawings and setting schedules for horizontal development. Computer literacy, including word-processing, spreadsheet analysis, project scheduling and data management software. Ability to communicate effectively and concisely, both verbally and in writing. Must exercise initiative and achieve objectives with minimal supervision. Must be detail-oriented and a problem-solver able to deal with complex situations. Bachelor’s degree in engineering, architecture, construction management, planning related field preferred. The position may require flexible work hours and some travel locally. The work environment includes construction sites where temperature, weather and noise may vary; may encounter electrical, dust, poor ventilation, dangerous machinery and moving objects.
