Role:
We are seeking a highly autonomous Assistant Project Manager (APM) with a strong General Contractor (GC) background to oversee backend project operations for commercial and high-end residential construction. This role requires a proactive professional who can manage procurement, subcontractor coordination, and project documentation while ensuring smooth execution behind the scenes.
Key Responsibilities:
Permitting:
Research and prepare applications needed based on the municipality and project scope Work with subcontractors and Owners to obtain complete permit submittals Gather and track required submittals (shops, engineering, product approvals, etc.) Track and communicate all revisions
Pre-construction:
Assist when necessary with project bid process Review, track and organize permitted documents, once available and obtain items required for the project Assist Project Manager with coordination of project site utilities with municipalities, counties and/or state, as needed Assist Project Manager with cost coding client contract, subcontractor buyouts and material orders Coordinate project start-up activities with
Project Manager and Superintendent Course of Construction:
Continue to track, organize and distribute project revisions, documents, etc. between Project Manager, Superintendent, Project Consultants, etc. Provide support to Project Manager(s) and Superintendents Track, distribute and organize work orders and subcontracts with their respective project documents Obtain required subcontractor company and safety documentation for the project Assist with placement and delivery coordination of material orders Cost code subcontractor/project invoices and track in-progress sub change orders/extras through approval process with Project Manager Review work completed and generate weekly work and billing reports with Project Manager Make and track project punch lists Maintain and monitor manpower assignments Work with the company safety coordinator to assist Superintendent in maintaining project safety records Assist Project Manager to track subcontractor billings and extras through project close-out Assist Project Manager to track overall project costs and client change orders and billings Work with accounting to facilitate subcontractor extra approvals as they may apply to the project Follow-up with Clients as directed by Project Manager Work as liaison with municipalities when needed to resolve or prevent issues during construction, and in preparation for close-out
Project Close-out:
Compile and submit all project close out documents with respective municipalities, utilities, FDOT, etc.; obtain CO’s Compile and submit all client required project close out documents Complete GHC project close-out and archive procedures Other duties, as requested by management
Qualifications:
Strong GC experience in commercial and high-end residential construction Expert w/ ProCore Procurement expertise—must be skilled in sourcing, pricing negotiation, and vendor selection Detail-oriented with the ability to track project changes and ensure timely execution Highly independent & self-starter—able to manage responsibilities with minimal supervision Strong organizational skills to support efficient backend project management This role is 100% office-based with no direct client interaction.
