We are seeking a dedicated Pre-Construction Manager to spearhead the pre-construction phase for our client’s high-end residential projects (new builds, remodels, custom homes averaging $3-4M+). This vital role requires a very strong demonstration of pre-construction steps, policies, procedures, and meticulous tracking from project inception. BachelorsResponsibilitiesAs a Pre-Construction Manager, you’ll lead the pre-construction division with a focus on detailed scope development beyond just estimating.
Key responsibilities include:
Business Development:
Support a principal with building partnerships (subs, vendors, architects, designers) and help manage leads.
Site & Plan Evaluation:
Attend all site visits with a principal to assess client needs and project details. Review plans to prep for bidding.
Scope & Proposals:
Develop clear scopes of work after site visits. Create take-offs, quantity surveys, source pricing, and draft proposals covering scope, timeline, and cost.
Bid Management:
Send bid requests, collect and negotiate quotes, and manage bid organization.
Client Communication:
Follow up with clients within 24-48 hours to provide scope/budget updates. Review and negotiate proposals to meet client expectations and secure Letters of Intent.
Project Handoff:
Package all relevant documents (final scope, estimates, approved bids, permits) for the Project Management team.
Self-Starter:
Work independently, read plans thoroughly, catch issues early, and show initiative.
Software:
Proficiency in Bluebeam, BuilderTrend, Excel, Office 365, Adobe.
Experience:
Proven track record in pre-construction with high-end clientele and strong professional communication skills.
