Casa Fresca Homes is seeking an Area Construction Manager for our Casa Fresca West Division. The Area Construction Manager directs Community Construction Mangers in the pursuit of the company’s Mission including the goal of consistent delivery of 100% complete homes on time. Further, the Area Manager manages the timely and consistent delivery of the homes to the Quality Assurance Plan.
Responsibilities:
Drive delivery of 100% complete homes within allocated schedule time frames
- generally: 95 calendar days for the Vibrant one-story product line.
105 calendar days for the Vibrant two-story product line. 100 calendar days for the Bold one-story product line. 110 calendar days for the Bold two-story product line. 150 calendar days for the Townhome Series.
Goal:
90% are delivered on time and 100% complete at delivery. Drive timely completion of model homes to established completion targets. Ensure models are completed, including extra design features, sales offices (if applicable), and required temporary certificate of occupancy (TCO). Walk all under construction homes in their area, weekly. The goal is to walk through every home, every room, every week with a focus on Safety, Schedule and Quality. Perform Frame Walk Quality Check on every home in assigned communities with the assigned Construction Manager. Perform pre-Customer Orientation Quality Check on every home in assigned communities with the assigned Construction Manager. Use Customer Satisfaction Surveys as a management tool to help drive improved customer satisfaction. Drive compliance with company processes, schedules and systems. Actively participate in the management of backlog. Be ready to answer typical questions in the Backlog Meeting. Use weekly Backlog Notes and the Closing Queries report to prepare. Ensure CMs are updating buildpro daily and that dates in the system are accurate for reporting. Actively extract plan inconsistencies from the Community Construction Managers. Communicate needed plan changes to the Field Verification Manager, Purchasing Manager, Director of Construction and Division Manager to ensure plans, systems and budgets are always synchronized. Make recommendations to the Purchasing Manager and Director of Construction regarding potential new trade partners. Ensures any exception items from closings are completed timely after closing. Ensure homes in their assigned are having work done in them every day and progressing. Ensures workloads for CM’s are manageable and do not exceed the set load limits by CM. Look ahead to identify any potential bottlenecks that may affect production and brainstorming to have solutions in place before bottlenecks happen. Perform Safety and SWPPPS walks on every community weekly. Rotating attendance at the weekly community meetings assigned to their area.

Drive active communities, walk active models and completed spec homes to ensure all meet appearance standards.
Job Qualifications:
Minimum Experience:
5 years of successful production homebuilding construction management experience. Florida State certified residential building contractors license preferred.
