$100•120K Negotiable (DOE) General Purpose The Construction Manager oversees the delivery of the Core5 (Communication, Schedule, Budget, Quality, Safety) in the execution of multiple construction and renovation projects. This role involves managing 1-2 direct reports, such as Superintendents and Project Managers, while ensuring that all projects meet timelines, budgets, and safety standards. The Construction Manager will also play a critical role in the bidding process for assigned projects, nurture client relationships, and serve as a technical resource to ensure long-term project success and business growth. ESSENTIAL JOB DETAILS

Deliver the Core5 with a team, ensuring effective project execution while managing multiple renovation projects with extensive construction requirements. Develop project scopes, prepare specifications, and provide accurate estimates while being familiar with the challenges of renovating occupied multi-family properties. Supervise staff, providing assistance with project management, supervision, and administrative support for the construction program. Manage the bidding process for assigned projects, ensuring profitable project acquisition by preparing competitive bids. Oversee project execution from a strategic perspective, ensuring adherence to timelines, budgets, and safety regulations. Begin nurturing relationships with clients to ensure long-term project success and foster business growth. Manage all project documentation and collaborate with field personnel to deliver assigned projects effectively. Successfully participate in the project initiation process, create and manage production schedules, document project budgets, and review subcontractor and supplier payables. Effectively manage the change order process, identify project slippage for review and escalation, and participate in the project closeout process. Preparing project needs assessments and budgets as necessary to provide construction support to asset-managed properties. Oversee and direct construction for renovations, remodeling, and retrofitting projects for multi-family apartment complexes. Successfully manage complex and/or politically sensitive projects. Act as a technical resource for the department and third-party management firms. Lead in all areas of project development and design, demonstrating extensive technical knowledge, experience, and judgment to achieve project goals. Work directly with architects, engineers, and local municipalities to navigate the permit and inspection processes required by local and state governments. Provide technical assistance to department staff on project designs, scopes of work, and construction schedule compliance. Develop individual scopes of work for capital projects based on comprehensive needs assessment data, meetings with project site staff, and site inspections. Engage in problem-solving with project management teams on projects within the branch that the Construction Manager is not directly responsible for. Support the development and continual improvement of the trade and vendor base. Perform other duties as assigned. Complete onboarding including OSHA, Paycom, Procore, Vendor Compliance, and Safety Orientation Participate in internal meetings (status, planning, handoff) and lead preconstruction discussions Monitor field execution using Procore tools and Acumatica for scheduling, budgeting, and documentation Provide weekly customer updates and act as escalation point for high-risk or delayed projects Mentor and develop Project Managers and Superintendents, supporting performance and succession planning Support closeout processes and conduct reviews for lessons learned and improvement opportunities Collaborate with HR and Training for employee onboarding, compliance, and professional development Ensure THS culture and Core5 principles are upheld across all projects
