Framework Construction is seeking an Assistant – Project Manager (APM) for a multifamily development located in Daytona Beach, Florida. The APM will be required to work full time from the development site. As a small and entrepreneurial organization, Framework has become one of the most active multi-family developers in Florida since its founding in 2010 by building a portfolio of outstanding developments in high-growth submarkets throughout the state. Framework’s pipeline includes 2,400 stabilized units and 1,600 units in various stages of pre-development. JOB DESCRIPTION
Reporting to The Senior Project Manager and the Director of Construction, the APM will support the Senior Project Manager and project team in overseeing all phases of multifamily construction projects from pre-construction through project closeout. The APM plays a critical role in collaborating with the Senior Project Manager to ensure projects are completed on time, within budget, and in compliance with safety and quality standards. The APM will partner and collaborate with Senior Project Manager in managing all stages of construction for a multi-family development ranging from 100-300 units with budgets of $20 to $100 million, including: Assist in project planning, scheduling, budgeting, and document control. Coordinate and communicate with subcontractors, vendors, and consultants to ensure timely execution of work. Review contracts, change orders, RFIs, submittals, and shop drawings. Maintain and update project logs including RFI, submittals, drawing logs, procurement schedules, and other approval processes including interfacing with the Development Team. Subcontractors buy-out and contracting. Track project costs and assist with monthly billing and budget updates. Attend job site meetings, record minutes, and distribute action items, including monthly Owner-Architect-Contractor (OAC) Meetings. Support in the preparation of project closeout documentation including punch lists, warranties, and O&M manuals. Ensure all safety policies and procedures are followed on-site. Collaborate with field superintendents and PMs to ensure job progress aligns with project schedule. Assist in value engineering and cost-saving initiatives throughout the construction phase. Supporting the project’s Superintendent with coordination of work on site, including supply of adequate materials, manpower, and equipment. REQUIRED SKILLS & EXPERIENCE
Minimum 3 years as APM in multi-family construction projects, including wood-frame, concrete podium construction, and/or structure parking garages. Bachelor’s degree in Construction Management, Engineering, Architecture, Business Management, or related field (or equivalent experience). Proficiency in Procore and Microsoft Office programs. Proven track record of successful support of project scheduling, budgeting, and cost management. Familiarity with construction documents, specifications, and drawings. Working knowledge of local building codes and permitting processes. Working knowledge of local building codes and permitting processes. Strong organizational, time management, and communication skills. Strong analytical, written and verbal communication skills. Exceptional appetite for problem-solving and collaboration.
