The Services Manager will lead and develop the Services Superintendents assigned within the designated location. Develop and nurture relationships with clients in the assigned location. Responsible to direct and maintain acceptable levels of production, while professionally representing Camp. Ability to work independently. Hold weekly meetings with local Services Team to plan for the week/upcoming jobs. Knowledge/Skills/Abilities The Services Manager will be called upon to communicate effectively with other Camp employees, vendors, subcontractors, and clients including property-level personnel. Services Managers should have experience bidding, selling, and producing work in the construction industry and communication skills to effectively discharge their assigned duties. Excellent organization and multitasking skills, and attention to detail. General knowledge of all aspects of maintenance repair and service including plumbing, electrical, carpentry, HVAC, general maintenance. Must be proficient in Microsoft Outlook, Word, Excel, and Adobe Acrobat. Must have 5+ years’ experience in construction services with at least 2 years leading teams. Must have completed OSHA 10 and OSHA 30 courses, or complete OSHA 10 within first 10 working days, and OSHA 30 within the first 40 working days of employment with Camp. Responsibilities Lead, manage, and develop the Service Team members in the assigned location to include performance and development goals for each individual. Ensure all projects in the location are completed on time, budget, and with a high level of client satisfaction. Monitor, analyze, and improve performance in the location to ensure alignment and achievement with individual, divisional, and organizational goals and objectives. Research, create and recommend scopes of work, contractors, vendors and suppliers. Coordinate and direct awarded work to include subcontractor buyout and management, material procurement, invoice review and approval, and client approval and satisfaction. Ensure effective time-management of self and team members. Ensure knowledge of construction practices and problem-solving solutions are up to date which will benefit Camp and Client’s needs. Assist with the development of local bid sheets for improving the quality and quantity of bids produced and satisfying client needs. Develop and nurture relationships with existing and prospective clients. Develop and nurture relationships with existing and prospective subcontractors. Ensure AR is maintained at acceptable level. Manage or assist with other projects and tasks as assigned by supervisor. CAMP is an EOE employer.
