Construction Manager – Condo Conversion (High-Rise Building)
Position Overview:
We are seeking an experienced Construction Manager to oversee the conversion of a high-rise building into condominium units. The ideal candidate will have extensive experience in construction management, high-rise renovations, and condo conversion projects. This role requires strong leadership, project management skills, and expertise in coordinating construction activities while ensuring compliance with all regulatory and safety standards.
Key Responsibilities:
Project Management & Execution Oversee all phases of the high-rise condo conversion project, from planning and budgeting to execution and completion. Develop and manage project schedules, ensuring milestones are met within budget and time constraints. Coordinate with architects, engineers, contractors, and subcontractors to ensure seamless project execution. Conduct regular site inspections to ensure quality control and adherence to project specifications. Budgeting & Cost Control Develop and monitor project budgets, including cost forecasting and financial reporting. Identify cost-saving opportunities without compromising quality or safety. Approve expenditures, track costs, and ensure financial accountability throughout the project lifecycle. Compliance & Safety Ensure all construction activities comply with local building codes, zoning regulations, and condo conversion requirements. Enforce strict adherence to safety protocols and OSHA standards on-site. Obtain necessary permits and approvals from regulatory authorities. Stakeholder Coordination Serve as the primary point of contact for property owners, investors, and key stakeholders. Manage communication between developers, legal teams, and city officials regarding condo conversion requirements. Address concerns from future condo owners and residents regarding construction timelines and impact. Quality Control & Inspections Ensure high-quality workmanship in all construction and renovation activities. Conduct inspections at key project milestones to confirm compliance with project plans and standards. Resolve construction issues promptly to avoid project delays. Team Leadership & Collaboration Lead and supervise on-site construction teams, ensuring efficiency and productivity. Provide guidance to project managers, superintendents, and subcontractors. Foster a culture of teamwork, accountability, and safety on-site.
Qualifications & Experience:
Bachelor’s degree in Construction Management, Civil Engineering, or a related field (preferred but not required with extensive experience). Minimum 5-10 years of experience in construction management, with a strong focus on high-rise buildings and condo conversions. Proven ability to manage large-scale renovation or adaptive reuse projects. Strong knowledge of construction methods, materials, and best practices for high-rise structures. Familiarity with local zoning laws, permit processes, and condo conversion regulations . Experience with budgeting, scheduling software, and construction management platforms. Excellent problem-solving, communication, and leadership skills.
