The Construction Manager will be responsible for overseeing the full make-ready process for single-family residential properties acquired by the acquisitions team. This leadership role involves managing a cross-functional team—including field inspectors, superintendents, make-ready technicians, and project coordinators—to ensure that each property is renovated efficiently and meets company standards for leasing or resale. The Construction Manager will be accountable for delivering projects on time, within budget, and to the highest quality standards, while overseeing all phases of the renovation process, from initial assessment through final inspection. This role requires a strategic, detail-oriented professional capable of driving operational excellence across multiple projects simultaneously.
Summary of Responsibilities:
Oversee the full make-ready process for all single-family properties acquired by the acquisitions department, ensuring they are prepared for leasing or resale within defined timelines and budget parameters. Lead and mentor a high-performing team consisting of field inspectors, superintendents, make-ready technicians, and field managers by providing clear strategic direction, ongoing training, and performance coaching to drive efficiency, accountability, and operational excellence across all projects. Develop, maintain, and monitor detailed project schedules, budgets, and progress reports to ensure timely and cost-effective property renovations. Conduct comprehensive property assessments in collaboration with field inspectors to scope work requirements, estimate renovation costs, and prioritize repairs or improvements based on impact and urgency. Coordinate closely with acquisitions, leasing, and property management teams to ensure renovation plans align with broader business objectives and operational deadlines. Oversee vendor and contractor performance through effective delegation to field personnel, ensuring all work meets or exceeds quality standards and is delivered on schedule. Ensure compliance with local regulations and building codes by securing all required permits and inspections throughout the renovation process. Conduct routine site inspections to verify project progress, proactively resolve issues, and maintain quality control across all phases of the make-ready process. Manage and track renovation expenses, identify opportunities for cost savings, and ensure all projects are delivered within approved budgets. Provide regular updates and detailed status reports to senior leadership on project milestones, challenges, and completion timelines. Ensure thorough completion of punch lists, verifying that all renovation tasks are finalized to the company’s quality standards before properties are released for leasing or sale. Champion safety across all job sites, enforcing compliance with safety protocols and procedures, and investigating incidents to drive continuous improvement. Foster a high-performance team culture, promoting professionalism, collaboration, and a commitment to continuous improvement within the make-ready department. Perform other duties as assigned by management, contributing to departmental and company-wide goals as needed.
Essential Qualifications:
High School Diploma or equivalent required ; Associate or Bachelor’s degree in Construction Management, Business, or a related field is preferred. Valid Georgia Driver’s License required, with a clean driving record. Minimum of 5 years of experience in a Field Supervisor or Field Management role within the single-family residential construction industry, with a demonstrated history of effectively leading teams and managing multiple projects. 5+ years of hands-on field construction and management experience, with a comprehensive understanding of construction operations, safety protocols, quality assurance, and site supervision. Proven ability to manage full-cycle single-family property renovations, from initial assessment to project closeout, ensuring quality workmanship, adherence to budget, and on-time delivery. Proficient in property management and construction software, including BuilderTrend, Salesforce, and other industry-standard platforms used to manage project schedules, track progress, and control budgets. Strong verbal and written communication skills, with the ability to effectively collaborate with contractors, internal teams, and senior leadership to ensure alignment and project success. Relevant certifications or formal training in construction, project management, or safety compliance are highly desirable.
Physical Requirements:
