SUMMARY OF RESPONSIBILITIES

Tropical Smoothie Café is seeking a Construction Project Manager with experience developing restaurants in a franchise system. This position works in coordination with the franchisees, architects, operations managers and construction team to seamlessly open cafes and manage the development and opening process. The Construction Project Manager also collaborates with the operations project managers, contractors, designers, planners and professional engineers to ensure that all cafes are built to Tropical Smoothie Cafe standards.

ESSENTIAL FUNCTIONS

Tracks and manages cafe construction schedules to ensure opening dates and key benchmarks are met. Tracks tasks & milestones status for opening cafes, identifies areas of improvement and concern, reports milestone dates to the development team. Updates and reports data on projects to ensure that site status is accurately represented. Achieves an annual and period store opening plan and projects accurate opening dates. Manages the workload and directs the relationship with the franchisee, vendors, operation, and the opening team. Coordinates document flow. Tracks and monitors construction progress from executed lease, design, permitting, construction, and cafe opening. Works closely with other members of the sales & Real Estate department to manage comprehensive, strategic growth and cross team communication. Works across functions to resolve permitting/licensing issues, identify and resolve unanticipated issues and conflicts arising during the permitting, construction, and opening processes. Supports architects and contractors in resolving issues and maintaining brand integrity. Revises drawings and layouts to accommodate circumstances and changes. Monitors and achieves build out costs that facilitate brand growth. Creates streamlined opening processes that minimize paperwork, steps, and communication. Determines trends and patterns in the development process that improve reporting accuracy. Works with building regulating agencies, franchise owners, builders, architects, and contractors. Reviews and analyzes sketches, drawings, ideas, specifications, and related data to assess factors affecting designs and the procedures. Works with the real estate and sales and administration team to complete assignments. Performs other related duties, as assigned.

REQUIRED KNOWLEDGE & EXPERIENCE

Knowledge of the construction process, materials, means and methods for commercial retail stores and restaurants. 5 years’ experience as a construction project manager. Knowledgeable about building and health codes. Proficient with AutoCAD.

Ability to work on tight deadlines in a fast-paced, team environment. Resourceful and organized with an appreciation and attention towards important details. Strong communication skills.

WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. 10% travel required. Must be comfortable working in a fast-paced and collaborative environment. This is a largely sedentary role; however, some filing is required. This would require the ability to lift files, open filing cabinets and bend or stand as necessary. This is a full-time position. Days and hours of work are Monday through Friday, 8:30 a.m. to 5:30 p.m.
