Preconstruction Manager Position Available In Fulton, Georgia

Job Description:

The Senior Preconstruction Manager leads the development andmanagement of project estimates to prepare budget proposals and/orbids for assigned projects. The position is responsible fordeveloping all levels of estimates, including early design phaseestimates through final design/GMP estimates. Additionalpreconstruction activities include Value Management / Analysis,cost benchmarking, and comparative studies. The SeniorPreconstruction Manager’s role is to ensure that all estimates andGMPs are comprehensive, detailed, accurate, and supported bycurrent market pricing and trade contractor input. This rolecollaborates with the Operations team members to incorporateconstructability, scheduling, procurement and site logisticsthroughout the preconstruction phase, leading to a smoothtransition from preconstruction to project execution.

This rolerequires the following:

• Takes the lead responsibility for allassigned projects, taking ownership of quality, accuracy, projectbudget and completeness of work for all trades.
• Collaborate withOperations team members on General Requirements, including fees,financial expectations, project staffing, construction schedule,procurement, and site logistics.
• Cultivate and maintain strongtrade contractor relationships for both pricing and work execution
• Foster and maintain relationships with Owners, Architects,Engineers, and prospective Clients for potential new businessopportunities.
• Work to grow the business in line with Benning’sstrategic plan by attending external meetings and networkingevents.
• Lead estimate reviews with Owners, Design Team, andProject Management.
• Provide team growth through leadership,mentoring, training, and performance reviews to less experiencedpreconstruction staff.
• Maintain a proactive and positive attitudein a team environment.
• Develop trade contractor scope of work bidpackages that are comprehensive and detailed for projectprocurement.
• Assist Marketing and Business Development with thepreparation of proposals. 5-10 years of experience as aPreconstruction Manager or Senior Estimator
• Communicateeffectively with Owner’s and/or Design professionals and be willingto represent the company at various external functions and events
• Excellent interpersonal and communication skills.
• Technicalwriting skills in preparing bid packages, proposals and estimateclarifications and assumptions.
• Self-starter that requires aminimal amount of direction and management.
• Proactive in conflictresolution.
• Ability to multitask.
• Proven experience withtechnology and computer estimating systems.
• Recognizing when youneed assistance and raising your hand for help.
• Being a flexible,detail-oriented team player with the ability to produce qualitywork Software Proficiency
