Position Overview:

We are seeking an experienced Pre-Construction Manager to join our commercial construction team. The ideal candidate will have a strong background in estimating, take-offs, and plan/spec review, as well as proficiency with key software tools to support pre-construction efforts. This role is critical in laying the foundation for successful project execution by providing accurate budgeting, scheduling, and scope development.

Key Responsibilities:

Manage and lead the pre-construction phase for multiple commercial construction projects. Perform detailed quantity take-offs and develop accurate cost estimates across all CSI divisions. Review and interpret architectural, structural, civil, and MEP plans and specifications. Develop project budgets, conceptual and schematic estimates, and GMP proposals. Coordinate with project stakeholders including architects, engineers, subcontractors, and internal teams. Create pre-construction schedules and assist with phasing/logistics planning. Lead bid solicitation and subcontractor prequalification processes. Utilize software tools for cost analysis, estimating, plan markups, and reporting. Assist in the preparation of proposals and client presentations.

Qualifications:

Minimum of 5 years of experience in commercial construction with a focus on pre-construction/estimating. Strong understanding of construction means and methods, materials, building codes, and industry standards. Proficient in reading and interpreting construction drawings and technical documents. Must be able to pass a background and security check for Federal Military and Government Installations. Must be willing to travel for pre-construction site visits. (Sigle day and no more than overnight.) Advanced computer skills including: Microsoft Office Suite (Word, Excel, PowerPoint) Bluebeam Revu Sage Construction Software (e.g., Sage 300, Sage Estimating) Highly organized with strong analytical and communication skills. Ability to work collaboratively in a fast-paced environment and manage multiple priorities.

Preferred Qualifications:

Bachelor’s degree in Construction Management, Engineering, Architecture, or related field. Experience with design-build and negotiated contract delivery methods. Field experience (Superintendent and or QC) Familiarity with BIM tools and project management platforms is a plus.

$65,000.00 – $85,000.00 per year
