Job Description:
The Project Manager is responsible for overall Design Management, Design Build certification, Design Milestone development, project planning and scheduling, resource allocation, project accounting, price book estimating, and control while providing technical direction and ensuring compliance with quality standards. Additional responsibilities include implementing Contract Requirements, communicating with the Design Team & Subcontractors during design, reviewing and commenting on all stages of design, onsite design survey activities, Client Communication during design and final review, daily on-site oversight, and direct day-to-day management and supervision of construction activities, subcontractors, quality, and safety. The construction Project Manager’s responsibilities span a broad spectrum, covering all the areas of project management, including Project Planning, Cost Management, Schedule Management, Quality Management, Contract Administration, and Safety Management. In-depth understanding of Design / Build construction projects, emphasizing facility needs, sustainment, renovation, and modernization (SRM) type projects. Minimum of 10 years of experience managing Design / Build construction projects and 5 years of recent experience acting in a similar capacity. Must utilize “Design Review/Comment Platform” 1, e., ProjNet / DrChecks, Autodesk, etc. Manage the construction project from start to finish. Estimate projects as needed. Coordinate with the customer to provide a complete project scope. Perform a key role in project planning, budgeting, and identifying needed resources. Create the teams, develop each member’s objectives/goals, and assign individual responsibilities. Project accounting functions include managing the budget, tracking team expenses, and minimizing project exposure and risk. Ensure that construction activities proceed according to a predetermined schedule. Devise the project work plans and make revisions as needed. Communicate effectively with the contractors responsible for completing various phases of the project. Coordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, subcontractors, and laborers. Monitor the progress of the construction activities regularly and hold regular status meetings with all subcontractors and owners’ representatives. Maintain strict adherence to the budgetary guidelines, quality, and safety standards. Periodic inspection of construction sites. Ensure project documents are complete. Identify the elements of project design and construction likely to give rise to disputes and/or claims.
Required Skills:
The candidate must have a good management and leadership background in Federal contracts and/or public/ private work infrastructure, as well as good interpersonal communication skills. Possess self-confidence and the ability to reason and solve problems. Computer proficient in all areas of Microsoft Office software (Microsoft Word, Excel, PowerPoint, etc.) General office demands. Be in good physical condition and be able to travel as required. Ability to maintain assigned work hours. Have sufficient endurance to perform tasks over long periods. Supervises project staff as assigned and is responsible for site contract performance, safety, and quality.
Required Experience:
10 years ‘experience, including 7 years of supervisory responsibility. A four-year bachelor’s degree in engineering or construction management is preferred but not required. Minimum 10 years of experience overseeing construction projects. Excellent communication skills. Knowledge of legal issues and safety standards is essential. Strong computer skills using MS Office (Word and Excel) required. Experience with government contracts. Experience with Managing Design-Build projects.
Preferred Experience:
Design Build Institute of America (DBIA) certification. Must be able to pass a federal background check.
