Salary Range:
$120,000 to $160,000 (based on experience) Job Summary – Construction Project Manager This is an exciting and highly visible role with the organization to provide strategic guidance and support to ownership and senior management with capital improvements, asset upgrades, and fit ups. Our Commercial portfolio consists of 1.5MM SF of office and retail properties, as well as approximately 500 units of residential apartments in Waltham, Burlington, and Woburn. The successful candidate will have a strong background in managing commercial construction projects who shares our commitment to providing high quality services to our clients. Under the direction of the VP of Construction, oversee and ensure construction projects are built on schedule and within budget, along with design specifications. Work closely with the Construction Superintendent to identify and resolve any challenges, along with promoting safety procedures. Duties Provide technical assistance to construction staff, with product specifications, interpretation of drawings, recommended construction methods and equipment as required. Assemble and manage teams of contractors, architects, engineers, and other team members to successfully execute project design and permitting efforts to ensure projects proceed and reach completion within required time frames and costs. Review bids, proposals and subcontracts with project staff. Award contracts in compliance with company requirements. Meet project financial plan by developing and meeting budgets, monitor project schedules, budgets and costs. Develop construction estimates, create project schedules for construction activities, and secure project permits. Review customer’s space and technical requirements and assist in-house leasing team with ascertaining project costs and other lease issues to consummate successful lease executions. Identify variances and out of scope work with the project plan, implement corrective actions in a timely manner, negotiate and implement Change Orders. Visit job sites on a regular basis to review progress, schedule and provide support to project supervisors whenever possible, and including during their absence. Maintain accurate project documentation, including records of all construction activities. Prepare and present progress reports and other documentation as required. Including providing regular progress reports and updates to management. Promote and enforce a safe working environment and comply with health and safety regulations. Qualifications Bachelor’s degree in construction management, Civil Engineering or related field. 5+ years of experience managing primarily commercial construction, renovations and tenant fit-ups is preferred. Proven experience as a construction manager, with a successful track record of managing and delivering construction projects. Unrestricted CSL or capable of obtaining license in Massachusetts. Be able to read blueprints and other project planning/technical documents. Experience and knowledge in all aspects of commercial building systems, design and construction and operation. Excellent leadership and communication skills, with the ability to effectively communicate with diverse teams and stakeholders. Exceptional management and organizational skills, managing multiple projects concurrently. Ability to develop and maintain positive, professional and collaborative relationships among staff, subcontractors, project team members, municipal officials and other stakeholders.
