Project Manager is responsible for the planning and coordination of all aspects of the construction process, including bidding, hiring of subcontractors and working with owners, architects, and vendors while building a foundation of trust with our teams. Determines the project schedule based on established deadlines and ensures the project is completed accordingly. Strong problem solving abilities a must in order to address weather, emergencies and other items which may cause delays. The position requires an understanding of the construction business, safety compliance and the ability to work under deadlines in a fast-paced environment. Project Manager is responsible for managing financial aspects of projects to protect Company’s interest, and maintain a good, trusting relationship with Client. Is responsible for the overall profit and loss of each job and proactively seeks profit opportunities on each project. Essential Duties and Responsibilities include the following. Other duties may be assigned. Implement and reinforce field safety and reporting Oversee quality assurance, identify potential issues and produce RFIs, submittals and change order requests Review drawings and specifications; have a thorough understanding of the scope of work Develop RFI’s and/or clarifications to ensure adequate coverage Solicit and obtain bids, identify qualified subcontractors and negotiate price and scope Assemble a comprehensive cost estimate and include available value engineering options Perform post-bid subcontractor buyout Draft subcontract agreements and purchase orders Develop and deliver job progress reports Prepare cash flow projections Accurate job forecasting Approve invoices and manage progress billing Coordinate site visits with Superintendent, monitors construction progress on a regular basis and conducts projects meetings of various forms as a representative of the Company Coordinate with all state, county, and city municipalities Knowledgeable in construction means and methods Strong interpersonal skills, able to build relationships and communicate effectively at all levels Excellent verbal, written communication and presentation skills. Proficient in Microsoft Project, Microsoft Office including Microsoft Word, Excel, and Outlook.

Experience:

Three plus years of Project Management experience; related degree preferred; equivalent combination of education or experience will be considered; experience with Hospitality projects a plus.

Language Skills:

Ability to read and interpret all construction related documents. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Understanding of financial projects a must.

Reasoning Ability :

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Regularly Working Conditions:

The associate occasionally works in outside weather conditions and is occasionally exposed to wet and/or humid conditions, extreme heat, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. This is a safety-sensitive position.
