The Construction Preconstruction Manager oversees thepreconstruction phase of construction projects. This role involvescoordinating with various stakeholders, including architects,engineers, and clients, to ensure that projects are plannedeffectively and adhere to budget and time line constraints. Project Planning:
o Collaborate with project teams to developproject scopes, budgets, and timelines. o Conduct feasibilitystudies and risk assessments to identify potential challenges. 2.
Estimating and Bidding:
o Prepare detailed cost estimates andtimelines for projects. o Manage the bidding process, includingsoliciting bids from subcontractors and suppliers. o Analyze bidsand make recommendations to management. 3.
Design Coordination:
oWork closely with architects and engineers to review designs andensure they align with client expectations and budget. o Facilitatedesign meetings and communicate any design-related concerns to theteam. o Work with the sales team to create programming forcommunities. o Oversee internal home and townhome designs. 4.
Client Relations:
o Serve as clients’ primary point of contactduring the preconstruction phase. o Present proposals and projectplans to clients, addressing any questions or concerns. 5.
TeamLeadership:
o Lead and mentor preconstruction team members,fostering a collaborative and productive environment. o Coordinatewith other departments to ensure alignment on project goals andtimelines. 6.
Documentation and Reporting:
o Maintain accurateproject documentation, including estimates, contracts, andcorrespondence. o Prepare and present regular updates to managementand stakeholders on project status. 7.
Compliance and QualityAssurance:
o Ensure all preconstruction activities comply withrelevant laws, regulations, and industry standards. o Implementquality control measures to ensure accuracy in estimates andproject plans. Profile Ideal Candidate will have the following:
Minimum 3 years of experience in single-family and multi-familyconstruction management or preconstruction services. Bachelor’sdegree in Construction Management, Civil Engineering, or a relatedfield. Proficient knowledge of Microsoft Outlook, Excel and Word,and Marks Systems Strong knowledge of construction processes, costestimating, and project management. Excellent communication,negotiation, and interpersonal skills. Strong analytical andproblem-solving abilities. Ability to manage multiple projectssimultaneously and meet deadlines. Attention to detail and acommitment to delivering high quality work.
