Commercial Pre-Construction Manager :
- Collaborate with project stakeholders, including clients, architects, engineers, and subcontractors, to gather all necessary information for pre-construction activities.
- Facilitate kick-off meetings to clarify project goals, timelines, and scope.
- Prepare accurate cost estimates and budgets based on project specifications, drawings, and historical data.
- Identify potential cost-saving opportunities and suggest alternatives to clients and design teams.
- Develop and maintain detailed project timelines, ensuring key milestones are met.
- Coordinate with project teams to identify and resolve scheduling conflicts.
- Conduct thorough risk assessments to identify potential challenges and develop mitigation strategies.
- Proactively address issues that may affect project outcomes.
- Review and analyze design documents and specifications for constructability, cost, and compliance with regulatory standards.
- Provide feedback to the design team to ensure alignment between design and budget.
- Stay up to date with industry trends, materials, and practices to provide informed recommendations.
- Build and maintain relationships with suppliers and subcontractors to ensure competitive pricing and quality service.
- Coordinate the preparation and issuance of bid packages, including scope of work and specifications.
- Analyze bids and proposals, making recommendations for contractor selection based on price and quality.
- Liaise with internal teams, clients, and external partners to facilitate effective communication throughout the pre-construction phase.
- Present pre-construction plans and proposals to clients and stakeholders.
Requirements of the
Commercial Pre-Construction Manager :
- At least 4
- 10+ years of estimating, pre-construction management or related roles in commercial construction.
- Strong understanding of construction methods, material costs, and project management principles.
- Proficient in estimating and project management software: ProCore, BlueBeam, ProEst and Microsoft Project experience.
- Excellent analytical, organizational, and communication skills.
- Proven ability to work collaboratively in a team-oriented environment.
- Certification from a recognized construction association (e.g., CMAA, AACE) is a plus.
- Interior Renovations, Upfits, Healthcare and Lab experience highly preferred.
- Ability to travel as needed.
