Position Overview:
We are seeking an experienced New Construction Residential Superintendent to oversee and manage all aspects of residential construction projects. This role is responsible for coordinating on-site activities, ensuring quality standards, maintaining project timelines, and upholding safety protocols. The ideal candidate will be a highly organized leader with strong problem-solving skills and a deep understanding of residential construction.
Key Responsibilities:
1. Project Planning & Coordination Work closely with the project manager and construction team to develop detailed project plans, including timelines, resources, and key milestones. Coordinate and schedule subcontractor work, inspections, and material deliveries to maintain an efficient workflow. 2. On-Site Management Supervise day-to-day construction activities, ensuring adherence to project specifications and company quality standards. Manage subcontractors, ensuring work is completed on time and according to project requirements. 3. Quality Control & Assurance Enforce company and industry quality standards, ensuring all work meets specifications. Conduct regular inspections and address any construction defects or issues proactively. 4. Safety & Compliance Uphold and enforce all safety regulations, ensuring compliance with OSHA and company safety protocols. Lead safety meetings and training sessions for on-site personnel and subcontractors. 5. Budget & Cost Management Monitor project expenses and identify areas where costs can be controlled without compromising quality. Work with the project manager to implement cost-effective solutions while maintaining high-quality results. 6. Communication & Coordination Act as the primary point of contact between the construction team, project management, and subcontractors. Provide regular updates on project progress, addressing issues and necessary adjustments promptly. 7. Schedule Adherence Ensure construction activities are completed on time and in alignment with project schedules. Identify potential delays and implement strategies to keep projects on track. 8. Documentation & Reporting Maintain detailed and accurate project documentation, including daily logs, progress reports, and change orders. Report project status, challenges, and achievements to the project management team. 9. Client Relations Communicate with clients to address concerns, provide progress updates, and ensure satisfaction. Facilitate client walkthroughs and inspections to maintain transparency and trust. 10. Problem-Solving & Conflict Resolution Identify and resolve construction-related challenges efficiently. Work closely with the project manager to implement creative solutions to unexpected issues.
Qualifications & Experience:
Minimum of 3-5 years of experience in residential construction, with supervisory or superintendent experience preferred. Strong knowledge of construction methods, materials, and building codes . Proficiency in reading blueprints, plans, and technical drawings . Experience with scheduling software and project management tools is a plus. Excellent leadership, communication, and problem-solving skills . Strong ability to manage multiple projects and work in a fast-paced environment. Valid driver’s license and ability to travel to job sites as required.
Work Environment & Schedule:
Full-time position with typical hours of Monday to Friday, 8:00 AM – 5:00 PM . Occasional evening or weekend work may be required based on project demands. Work is primarily on-site at residential construction locations.
