Overview:
Fulenwider Enterprises is a third-generation mid-size YUM brands franchisee operating KFC & Taco Bell restaurants throughout six (6) states (NC, SC, WV, TN, GA, FL) with offices located in Morganton, NC and Charlotte, NC.
Job Description:
The Construction Manager will oversee and manage all phases of construction projects for new development and the remodeling of Quick Service Restaurant (QSR) locations, ensuring they are completed on time, within budget, and to the highest quality standards. The ideal candidate will have experience leading diverse construction teams, collaborating with stakeholders, and ensuring safety and regulatory compliance throughout the entire process. This candidate will be the representative and, in some cases, the first impression of the Franchisee.
Requirements:
- Experience in Turnkey Real Estate Development from PSA to completed project.
- Experience in real estate due diligence and entitlements. o Comprehensive understanding of – Title Research, ALTA Survey, Phase I ESA, Asbestos (Survey & remediation), Environmental Concerns (AST, UST, Drycleaning Solvents, etc.), Geotechnical Surveys, Civil Engineering, Architectural, Permitting across all requisite agencies.
- Experience in communicating with Franchisor representatives, municipal and governmental representatives, permitting agencies and agents.
- Experience vetting General Contractors for bidding, preparing comprehensive bidding packages, reviewing final GC proposals and side by side comparisons.
- Experience in Construction Management – including owner supplied procurement, GC contract negotiation, coordinating national account installations, POC for internal project messaging/ status, POC for General Contractor – RFI and construction “unexpected”
- Experience in securing final approvals, removing approval “roadblocks, bringing project to fruition and operation.
- Experience in creating detailed project budgets (preliminary and final/ actual) and schedules, communicating changes across all departments
Qualifications:
- Degree in construction management, civil engineering, architecture, or a related field (preferred).
- 1+ years of experience in construction management with at least 3 years in leadership or managerial-level role.
- Strong knowledge of construction processes, budgeting, scheduling, and risk management.
- Proven ability to lead and manage cross-functional teams, fostering a collaborative and high-performance environment.
- Exceptional communication and interpersonal skills, with the ability to build relationships with clients, vendors, and internal teams.
- Computer literate and proficient in construction management software, project management tools, and Microsoft Office Suite. Smartsheets experience preferred.
- Strong problem-solving skills and the ability to handle high-pressure situations.
- In-depth knowledge of local, state, and federal construction laws, building codes, and safety regulations.
- Professional certifications (e.
g., PMP, LEED, OSHA) preferred.
Physical Requirements:
- Ability to visit and inspect construction sites regularly, which may involve outdoor and on-site work in varying conditions.
- Ability to work in a fast-paced environment and handle multiple projects simultaneously.
