Program/Department Description:
The Real Estate Development Department of Community Access (CA) plans, develops, finances and builds multifamily residential projects in New York City that contain a mix of supportive housing for formerly homeless individuals and families and affordable housing for low-income families. The Real Estate Development Department has developed more than 1,500 units of housing, with an additional 150 units currently under construction and more than 1,100 units in pre-development. The Department also oversees major renovation projects, including “Year 15” preservation projects, for existing Community Access buildings. Overview The Director of Real Estate Development will lead the Real Estate Development team, responsible for managing a range of new construction and portfolio preservation projects currently in development, as well as working on land acquisition and new project development. For new construction , the Director of Real Estate Development will manage projects from site assessment and acquisition, through building design, arrangement of capital and operating financing, site preparation and construction, transfer to CA property management for lease-up, and conversion of construction funding to permanent financing. For preservation projects , the Director of Real Estate Development will be responsible for regulatory, lender, and investor due diligence and development of operating and financial strategies to sustain projects for long-term viability. Job Qualifications Understanding, appreciation, and commitment to the philosophy and mission of CA. Passion for creating affordable housing and willingness to work on all tasks necessary to complete that goal – from the mundane to the complex. Bachelor’s degree in urban planning, architecture, engineering, public policy, finance, or related field. Master’s Degree preferred. 10 years of real estate project management experience. 5-7 years of senior level real estate development experience (Director of Real Estate or equivalent). Experience with affordable housing / publicly funded housing (LIHTC, other subsidy programs). Experience with integrated supportive housing development, strongly preferred. Strong written skills, analytical, and thinking skills. Proficiency in Microsoft Excel, Word, PowerPoint. Be a creative problem solver capable of fostering cordial and professional relationships with team members from diverse disciplines. Have a tolerance for risk and multi-tasking. Have a willingness to ask questions and learn new things and confidence to make suggestions Ability and willingness to take full ownership of projects and work autonomously towards their fruition Bilingual candidates are encouraged to apply.
