Job descriptions:

The Construction Manager/SiteSuperintendent is responsible for overseeing and managing theoperation and maintenance of equipment at a facility. This rolerequires a strong technical background and experience insupervising maintenance teams.

Key Responsibilities:

Oversee andparticipate in ground up construction and renovation projects.

Coordinate with architects, engineers, subcontractors, and clientsto ensure project alignment and timely completion. Conduct sitevisits, monitor progress, and identify and resolve potential issuesThorough understanding of building codes and regulations, ASHRAEstandards, NFPA codes (fire protection), IBC (InternationalBuilding Code) Experience with construction materials and methods,Pipefitting, welding, insulation, Sheet metal fabrication Performpreventative and corrective maintenance on a variety of buildingsystems, including HVAC, plumbing, electrical, fire suppression,and building automation systems. Conduct regular inspections ofbuilding systems and equipment to identify potential issues andensure compliance with safety regulations. Strong knowledge ofelectrical systems related to mechanical equipment, Motor controls,Electrical panels, Wiring diagrams

Maintenance Planning:

Developand implement maintenance schedules and procedures.

EnergyManagement:

Implement strategies to optimize energy efficiency andreduce operating costs.

Emergency Response:

Develop and implementemergency procedures for handling equipment failures or othercritical events.

Safety Management:

Ensure compliance with safetyregulations and implement safety training programs.

Troubleshooting:

Diagnose and repair equipment malfunctions.

Compliance:

Ensure compliance with all applicable regulations andsafety standards.

Reporting:

Prepare and submit reports onequipment performance and maintenance activities.

Requirements:

Experience:

Minimum of 5 years of recent experience in directingoperation and maintenance of equipment in a supervisory capacity.

Certified Construction Manager (CCM)

Technical Knowledge:

Strongunderstanding of building systems, HVAC equipment, and relatedtechnologies.

Certifications:

Required to have a New York CityRefrigeration and / or Air Conditioning Operators License and aUniversal Refrigerant Certification as per 40 CFR 82 subpart F.

Leadership:

Ability to lead and manage a team of maintenanceprofessionals.

Problem-Solving:

Strong problem-solving andtroubleshooting skills.
