Salary:

$90,000 -120,000 bonus opportunities PositionSummary The Project Manager manages all aspects of a constructionproject overseeing internal and external resources to ensureproject completion on time and within budget. This individual willprepare and oversee scheduling, contracting, budgeting, materialprocurement, document control, and owner relations. As needed, theymay be involved in design, right-to-build and/or preconstruction.

Position Responsibilities Client Relations Work with client fromthe beginning of the project to ensure complete understanding ofscope and vision Establish trust and a positive relationship withclient Effectively communicate with the owner’s group ProjectManagement/Closeout Break down the project into the appropriatescopes of work Identify the correct subcontractors/vendors for theproject Perform the buyout process with the subcontractorsNegotiate with vendors, suppliers and subcontractors Monitorproject schedule to ensure work is done in an efficient, sequentialmanner Accurately monitor materials Prepare submittals/RFIs Providethe superintendent/field staff with all information/supportnecessary to effectively fulfill the project requirements inaccordance with the owner contract Maintain trust and a positiverelationship with the subcontractors Document, track and accountfor change order work Oversee and implement quality controlParticipate in negotiations of the owner contract Oversee contractpreparation Facilitate procurement of required municipal approvalsand permits Evaluate and implement necessary joint checkregulations with subcontractors as needed Oversee completion ofpunchlist and address warranty maintenance issuesAccounting/budgeting Budget preparation Ensure appropriateinvoicing per contract requirements and in such a manner to coverall costs Track the project financials to forecast final costs asaccurately as possible Risk Management/Safety Facilitate andsupport a safe working environment onsite ensuring job site safetyManage the change process to minimize the company’s risk Interactwith OSHA as needed

Education, Experience and Skills:

Bachelor’sDegree in construction management, engineering or related fieldExcellent computer skills including Microsoft Office, schedulingand project software Three to five years’ experience withcommercial construction Ability to read blueprints, structuraldrawings and plan sets Advanced understanding of risk managementpolicies and procedures Strong knowledge of construction materials,processes and equipment LI-MB2
