Job Description- Responsibilities:
Supervise and coordinate all Subcontractors, Vendors and Personnel assigned to project and maintain harmony on site. Establish manpower needs in advance, communicate them to Project Manager. Ensure all work on site complies with the contract documents. Establish and maintain site planning and logistics. Assume responsibility for manpower performance vs estimated durations. Responsible for securing, maintaining (while on site) and returning all company tools and equipment. Assist in establishment and maintain master progress schedule for projects Share profit, loss responsibility with PM to maintain and improve project profit. Regularly review job cost data with PM to determine if manpower performance is on track. Maintain contract change orders on site and ensure all Subcontractors and Vendors have current information while working on site. Keep the current set of plans, specifications, addenda, bulletins, supplemental instructions posted to field set in a neat, legible manner for use by all on site. Thoroughly be knowledgeable about all aspects of contract documents including but not limited to plans, specifications, contracts, change orders, etc. Maintain relations with Project Design Team, Owner, Subcontractors, Vendors, Governing Authorities, Utilities and Public. Establish and maintain throughout the project all benchmarks, elevations, surveys, property lines, building lines and grades. Perform daily job diary listing work performed, subcontractors on site, manpower, tools, equipment, materials used on site, significant events, visitors to the site. This should be detailed enough to determine the work and events which transpired that day. Establish quality assurance and control. Ensure safety and compliance with OSHA, environmental and government regulations. Follow established project administrative procedures. Train and supervise project staff as required. Report daily all sub-subcontractors on site and all suppliers. Assist PM with establishing percentage of work completed for monthly billings. Report to PM about Subcontractor and Vendor performance in a timely manner to protect the financial interests. Keep management informed on status of projects. Join Professional Organizations in support of business development efforts. Ensure membership dues are paid and in good standing. Establish lasting relationships with Clients, Design Professionals, Subcontractors, Vendors and General Public to support the business development. Perform other duties as assigned.
Qualifications:
Seven years of relevant hands-on construction experience in a leadership capacity. Supervisory experience. Extensive knowledge of scheduling, coordinating Subcontractors, Vendors. Working knowledge of construction means and methods, techniques and sequences must be demonstrated. Excellent communication skills both written and oral in English. Working knowledge of computers, Microsoft Office Suite software including Word, Outlook Email, Excel, Microsoft Project or Primavera. Use of a transit, laser and levels.
