Job Description
Residential Construction Project Manager Harkins Properties Tiverton, RI 02878 We are a vertically integrated real estate development firm located in Rhode Island focused on building mixed residential communities that include single family homes, duplexes, triplexes, and mid-scale multi-family buildings. We are seeking an experienced and proactive Residential Construction Project Manager to lead our field operations, ensuring projects are executed on time, within budget, and to the highest standards of quality and safety. The Residential Construction Project Manager is hands-on and overseas the construction lifecycle of multiple residential multi-year projects, from permitting and pre-construction through final delivery and closeout. The ideal candidate will bring deep knowledge of construction best practices, a strong command of field coordination, and the ability to lead multiple concurrent projects. Core Responsibilities Oversee construction operations across multiple residential project types Manage project schedules, budgets, and scopes in collaboration with internal stakeholders Coordinate and manage subcontractors, material supplies, inspections, and permitting authorities Maintain quality control and enforce job site safety protocols Track and report project progress, cost-to-complete, and forecast adjustments Ensure timely resolution of site issues, FRIs, and change orders Facilitate regular site meetings with trades, superintendents, and developers Lead project closeout activities, including punch lists and handoff to property management or clients
Key Competencies Construction Management Expertise:
Deep understanding of residential construction methodologies and building codes
Leadership & Team Management:
Ability to guide field teams and coordinate with design, development, and trades
Problem Solving:
Proven ability to resolve on-site issues efficiently while maintaining momentum
Budget & Schedule Discipline:
Strong organizational skills to manage project budgets and critical path schedules
Communication:
Clear, timely communication with owners, vendors, and field teams
Tech-Savvy:
Proficient in Procore, BuilderTrend, or similar construction management platforms
Quality Orientation:
Attention to detail and accountability for build quality and client experience
Job Type:
Full-time Pay:
$90,000.00 – $130,000.00 per year
