The Project Manager is responsible for providingleadership and management to assigned projects in a safe,profitable, and timely manner, negotiates vendors, pricing,utilizing budgets, and schedule requirements.

Key ResponsibilitiesInclude:

•Responsibility for project success, including safety,schedule, profitability, and quality and customer satisfaction.•Participate in the business development process including clientcontacts, relationships, proposals, presentations, and negotiationsfor selected projects. Establishes and maintains professionalworking relationships with owners, architects, engineers, andsubcontractors. Responsible for understanding and administeringprime contract terms and conditions, contract documents,subcontract agreements, purchase order agreements, etc. Estimatepreparation and reviews. This transition shall include projectreview meetings, which encompass an analysis of contractrequirements, general conditions, schedules, budgets, subcontracts,and purchase order agreements. Coordinates with the ProjectSuperintendent the means and methods required for the successfuland profitable execution of the work. Assures coordination with theProject Superintendent and the procurement schedule with theProject Engineer. The Project Manager must give special attentionto the prevention and documentation of delays or changes. Usesavailable reports to manage costs and prepare accurate costprojections. Reviews and executes all change orders, supplements,and cost control budget adjustments. Manages all billings to ensuretimely submission of payment applications and collection ofpayments from the owner to maintain a favorable cash flow position.

Responsible for the timely preparation and execution of purchaseorder agreements and subcontracts concerning insurancecertificates, bonds, and the appropriate lien waivers. Completesclose-out requirements and punch lists promptly. You will providefeedback to estimators for use in future bidding or negotiations,especially subcontractor performance evaluations.
