@ACTALENTSERVICES. COM Job Description This role serves as the primary point of contact for all project stakeholders, including clients, architects, engineers, contractors, and regulatory agencies. The Construction Manager monitors project progress to ensure deadlines are met and objectives are achieved. Coordination with various stakeholders and management of project details, permits, and inspections are key aspects of this position. Responsibilities Serve as the primary liaison between clients and the construction team. Monitor progress on specific projects to ensure deadlines are met and objectives are achieved. Coordinate with architects, contractors, engineers, government officials, and other stakeholders. Keep track of permits, inspections, and other paperwork required for project progression. Communicate all project details to relevant parties. Prepare reports for the Management Team detailing project progress and issues. Create detailed timelines and plans for each project phase, including milestones and deadlines. Ensure all materials, supplies, and equipment are identified, ordered, and available for project commencement. Review blueprints and other design documents to determine feasibility and validity. Conduct market research to identify potential property buyers. Manage project budgets ensuring costs are controlled and funds are used wisely. Maintain records related to construction projects, including permits and contracts. Ensure compliance with safety regulations and maintain a clean, orderly job site. Attend job site meetings and document decisions and action items. Conduct punch list walkthroughs and coordinate with contractors to address items. Essential Skills Experience in construction project management with a focus on real estate development. Knowledge of Oregon Building Code. Familiarity with permitting, subcontractor management, and construction drawings. Understanding of the full construction life cycle for single-family homes. Custom or production home building experience. Proficiency in Procore, MS Project, estimation, construction inspection, and QuickBooks. Additional Skills & Qualifications Bachelor’s degree in construction, real estate, business administration, or a related field preferred. 5+ years of experience in project management, with a successful track record in real estate development projects. Strong understanding of the real estate development process, including feasibility analysis, due diligence, entitlements, construction, permitting, and asset management. Work Environment This is a full-time, year-round position located on a remote ranch and resort near Burns, Oregon. The closest grocery store is 45 minutes away. The role involves overseeing the construction of 5 homes this year, with a target of at least 10 homes annually for the next four years. Projects involve year-long builds, with foundations set in June and July, for predesigned homes ranging from 3000 sq ft to 5000 sq ft. The dress code is likely casual due to the nature of the work environment. Pay and Benefits The pay range for this position is $100000.00 – $115000.00/yr.
