GENERAL FUNCTION

This position is responsible for achieving lot delivery goals (cost, quality and schedule) for all sites in the Knoxville area. Manages all aspects of land development including evaluating site conditions, managing the bidding process for trade contractors, creating and monitoring the production schedule, overseeing public and private utility contractors, site contractors & landscape contractors. The Land Development Manager creates the site development budget, approves invoices and required internal reporting and documentation for all land development projects. Finally, this position oversees land development warranty site work and service. What do you need to succeed?

Leadership:

Establish and maintain strategic relationships with key municipal functions, engineers and trade contractors to achieve project objectives. Daily focus on management of field construction activities. Identify contractor capacity issues and propose solutions.

Cost:

Manages the bidding and budgeting process for developments. Manage contractors in accordance with signed contracts. Review and approve invoices to ensure accuracy and work completed.

Quality:

Review plans for errors and value-engineering during preconstruction process. Resolve issues identified during development. Lots developed to meet builder and municipal requirements. Assist in development of systems and processes to improve lot delivery.

Timeliness:

Schedules updated weekly. Implement strategies to maintain project completion objectives. Weekly inspection of sites and recordkeeping to ensure compliance with TDEC. Responsible for construction of entry and amenity features. Focus on resolving punch lists and other requirements requiring resolution to dedicate improvements to municipalities and release bond commitments.

Must Have Skills and Experiences :

Bachelor’s degree in Civil Engineering or Construction Management 5 years experience in land development (preferably residential land development) Proficient with Microsoft Outlook, Excel & Word. Demonstrated decision making mastery Creative problem solving Strong interpersonal skills Decisiveness Advanced horizontal blueprint reading aptitude and ability to visualize sites Solution seeking mindset Communication ability in all forms to meet the audience Clean driving record

Would Like Skills and Experiences:

TDEC Level 1 Erosion Prevention and Sediment Control Certification (or similar in another state) LandDev software experience (or similar land development software) Civil Engineering experience AutoCAD experience
