Job Description

Director of Preconstruction Location:

Brentwood, TN Responsibilities Collaborate with Chief Estimator, VP of Estimating, and Project Executive during preconstruction. Solid knowledge of construction terminology, trades, and various project types. Proficient in CPM scheduling; can clearly communicate start/end/trade dates. Strong grasp of schedule logic and sequencing. Experienced with jobsite setup and site logistics planning. Deep understanding of constructability; able to revise design details for better execution. Identify and apply value engineering (VE) opportunities using past project knowledge. Engage with subcontractors to resolve design challenges during preconstruction.

Knowledgeable in all delivery methods:

budgets, bids, negotiated work, Design-Build, CMMP, CM@Risk, etc. Guide owners to appropriate delivery methods aligned with company strategy. Thorough understanding of all phases of estimating: Job setup & review Bid mail and documentation Project advertising and promotion Preparing and distributing bid documents Bid day preparation and post-bid follow-up Expert in CSI trade codes and interpreting construction plans/specifications. Understands bidding-related costs (e.g., reprographics, ads). Continuously seeks cost-saving opportunities within the estimating department. Evaluate and maintain estimating job cost reports; ensure monthly reconciliation and budget adherence. Knowledge of subcontractor insurance requirements and ability to flag exceptions. Familiar with owner contract documents (AIA 101, 111, General Conditions) and cost implications. Understands company Master Subcontract Agreement (MSA) and exhibits. Qualifications Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or equivalent experience. Minimum 10 years’ experience as a Preconstruction Manager or in a similar role. Deep knowledge of construction contracts, estimating, RFIs, schedules, and project documents.

Proficient in:

MS Word, Excel, PowerPoint, Outlook Cosential, Bid Calendar Box.com, Dropbox Webex, Skype for Business BidMail, BIM 360 Glue, Bluebeam Revu, PlanGrid Familiarity with CMiC and scheduling software is a plus. OSHA 30-Hour certified; First Aid & CPR certified. Strong leadership, organizational, and communication skills. Able to lead across various market sectors and delivery methods. Understanding of construction means, methods, materials, systems, and administration.
