The ceiling needs to be properly floated and smoothed to a flat finish. A small adjoining section still has popcorn texture that must be removed and finished flat to create a clean transition. Insulation needs to be reinstalled above the ceiling. There are a few small areas on the walls that need to be smoothed out. Most of the wall space will be covered by kitchen cabinets, or tile backsplash, so only the visible sections require attention. In addition, there is some electrical work needed: Install 4 recessed lights in the center of ceiling – wires already run. Install a hanging light over the sink with a dimmer switch – wires already run. Clean up the existing switch area and combine all switches into one 4 gang box for a neater, more streamlined look. Possibly relocate the Wi-Fi modem and Ethernet setup to the other side of the wall for a cleaner finish.

After this phase, I’ll also need the kitchen cabinets hung, the sink connected, and backsplash tiled —so there may be further work for the right person.
