Journeyman Parkway Maintenance & Management Pinellas Llc 2069 World Parkway Blvd, Clearwater, FL 33763 Job Summary/Overview The Electrical Services Journeyman is a hands-on position that oversees and coordinates work at the direction of the Senior Manager, Operations or General Manager. The Electrical Journeyman is a hands on position that installs, maintains, tests, evaluates, replaces and repairs all common area equipment, components, controllers, wiring, and fixtures. The Electrical Journeyman conducts inspections in common areas and buildings in accordance with NEC, OSHA and company standards. This position ensures that all electrical work adheres to all NEC, OSHA, and company codes and procedures. This is a highly visible position that has daily contact with residents, vendors, employees, etc. and requires the utmost awareness of how actions and communications are received and perceived. Essential Duties and Responsibilities The following statements describe the principal functions of this position and the scope of responsibility, but should not be considered an all-inclusive listing of work requirements. Supervise all members of the Electrical Services team and assign duties Check progress and results of the team throughout the day/week, coaching team as needed Organize, prioritize, and balance workload in the field. Follow all safety protocols and procedures in performing duties Ensure team adheres to safety procedures and use the proper personal protection equipment Attend all safety meetings Must be able to read and interpret electrical prints, schematics and line drawings Install, maintain, test, and repair all common area lighting, electrical equipment, and components Become familiar with Fire Alarm systems (obtain and maintain a FASA card when applicable) Review weekly fire alarm system reports, provide findings to Operations Manager, and schedules repairs with vendor Interact with, and oversee Fire Extinguisher vendors annual inspections Maintains fire extinguisher inventory and replaces/schedules service for equipment as necessary Interacts with outsourced/external vendors as directed Test, maintain, and document Exit and Emergency lighting repairs Perform preventative and corrective maintenance Diagnose cause of equipment failure and implement corrective action. Make electrical equipment upgrades as needed or directed Perform Thermal Inspections of Switch Gear and Motor Controls Troubleshoot single phase and 3 phase circuit problems and implement corrective action Replace and reset Main breakers in Electrical Room Service Gear Inspect buildings and report deficiencies to Operations Manager and Electrical Department Supervisor Ensure all work performed is compliant with NEC, OSHA and company policies. Help in emergency situations (Hurricanes, Fires etc.) Assist other departments as necessary. In addition to the responsibilities described above, the role may include such other responsibilities and duties as assigned from time to time, based upon OTOW Inc. needs or requirements. Performs other duties as necessary. Willingness to extend work hours as necessary Contributes to the weekend supervisor rotation periodically as required Responsible for compliance to company policies and directives. Punctuality and Attendance are significant job reliabilities Maintain clean and orderly work environment Working Conditions The working conditions described are typical of those an employee encounters while performing the essential functions of the job. Majority of work performed outdoors at ground level with the occasional possibility four (4) stories from ground level. Regularly exposed to wet or humid conditions. Exposure to elevated temperatures (95 degrees and above), low temperatures (32 degrees and below) and a variety of weather conditions is common. The typical noise level is loud to very loud. Physical Requirements Physical demands are those of a property management site environment. While performing the duties of this job, the individual will be required to constantly stand, walk, use vision with color perception, eye-hand-foot coordination and hearing; frequently lift, climb, squat, reach with hands and arms, climb or balance, stoop, kneel, crawl, and grasp or handle; will occasionally be required to push, pull, sit, kneel, crouch, and twist. Vision requirements are close, distance, color, and peripheral vision, depth perception, and the ability to adjust focus. Exerting 50 to 100 pounds of force on a regular basis and lifting up to 50 pounds Hazardous Exposure Category Involves no exposure to blood, body fluids, or tissues, although situations can be imagined or hypothesized under which anyone, anywhere, might encounter potential exposure to body fluids. Exposure to petroleum base products sprays, fluids, and solids Organizational Relationships Reports to : Senior Operations Manager (or Electrical Services department supervisor). This position maintains a close working relationship with other employees and departments. Qualifications Education & Experience High School Diploma, GED, or an equivalent combination of education and work experience State or County Electrical Journeyman License Knowledge, Skills, and Abilities Strong interpersonal and communication skills (oral and written) Strong critical analysis skills Ability to read, write, speak, and understand English Ability to properly use Voltmeter, Ammeter, Ohmmeter, Optical Thermal Imager etc. Ability to operate a company vehicle and golf cart Ability to use hand and power tools Ability to use personal protective equipment (PPE) Certifications or Licenses State or County Electrical Journeyman License required Valid Florida Driver License, with acceptable driving history
