Position Description Advertised Job Summary The Area Zone Maintenance professional provides skilled, planned, and corrective cross-functional maintenance and repair services during emergency situations. They provide skilled maintenance and repair services during scheduled planned maintenance, including carpentry, locksmith, HVAC, electrical, plumbing, and painting for residence halls on the Columbia campus of the University of South Carolina. This position has been designated as essential personnel during inclement/hazardous weather and other emergencies. Job Duties Job Duty Under limited supervision, maintains and follows a safe, productive, cost effective and comprehensive planned and corrective maintenance program for constant reliable operations relating to all carpentry, locksmith, electrical, HVAC and plumbing needs within residence halls by receiving work orders, communicating with the Work Control Office, the supervisor, other facility employees and customers. Plans, inspects, verifies, communicates and troubleshoots assigned maintenance issues ensuring that all facility systems are in safe working order and compliant with national and local codes and regulations. Essential Function Yes Percentage of Time 30 Job Duty Repair and perform preventive maintenance on general building facilities and electrical, mechanical, HVAC, refrigeration, and communication systems. Assist with major repairs to electrical, plumbing, heating, HVAC equipment, and appliance repair. Assess remaining usefulness of equipment and make recommendations based on findings, equipment performance, and Work Management Guidelines. Perform necessary repair work, which may include temporary repairs sufficient to secure the systems and facilities until permanent repairs are feasible; notify appropriate personnel if further action is required; log all calls received and document action taken. Provides maintenance support, when necessary, in post construction sites and flooded or otherwise damaged buildings. Works at different locations as necessary to fill in for absent employees or to alleviate overload conditions. Responds to emergency, weekend and/or hazardous weather plan call backs including being part of an on-call rotation.
