Job Description

Residential Estimator Craft Design and Build Essex, CT 06426 Job purpose The Estimator role is an integral part of the Craft family. There are two main job responsibilities of an Estimator. The first is to develop and maintain the estimating capability within our project management software. Essentially this is relationship building and data entry so that our estimating software can churn out accurate estimates based on standardized selections. This will involve cultivating a subcontractor matrix to ensure that we have a strong grouping of partners to work with who share our commitment to our clients. Secondly, the Estimator is responsible for providing 1st Site Visit Ballparks for the PD, Redline Meeting Price Range for the Design Team, selection allowances throughout the design process, and the final firm fixed price for the PD/Design Team’s Numbers Meeting. Duties and responsibilities

Estimating Tool Development and Maintenance:

Estimating systems/processes development and maintenance. Collect and maintain pricing data from vendors and subcontractors, keep the database up to date with the most accurate information. Develop and maintain formulas for most common projects Check for methodology: Review projects from PD so that data has been used in the correct way to churn out an accurate estimate.

Subcontractor and Vendor Development:

Cultivate and maintain strong relationships with multiple vendors and subcontractors to gain the very best pricing. Work with the design and construction team to gather feedback and coach vendors and subcontractors to improve their service. Maintain matrix of vendors and subcontracts to ensure that we have the right partners who share our mission and can grow with us in the future Negotiate pricing on a regular basis to ensure that we can offer value to our clients Estimate Projects and Perform Feasibility Studies Work with PDs to troubleshoot correctness of ballparks in the prospecting phase. Estimate any aspect of a project that is a material or subcontractor item. PC to identify needs. Scrutinize all quotes from subs and vendors to ensure that they are accurate, and that pricing is competitive according to past data. Act as one gatekeeper to final scope of work; ensuring drawings scope and subs & vendor bids line up with no gaps for interpretation.

Requirements Education:
Required:

Associates degree in construction or related field

Preferred:

Construction/engineering bachelor’s degree Experience A minimum of 5 years in home construction related field, Project Management experience a plus A minimum of 2 years construction estimating experience Construction/carpentry background is preferred Skill, Knowledge and Abilities Able to prepare job estimates, decipher blueprints and analyze renderings for appropriate and accurate quoting of man-hours, materials, and subcontractors. Ability to work independently and prioritize responsibilities Requires an understanding of architectural and construction administration services, including budgeting, scheduling, planning, specifications, and working drawings. Must be familiar with building codes, materials, remodeling estimating techniques. Must have the ability to read, interpret, and review construction plans and job costs. Working knowledge of CoConstruct Project Management software desired Strong spreadsheet skillset including but not limited to Excel and Google Sheets Detail Oriented
