The ideal candidate will have a strong background in shell construction estimating and project management, with the ability to build accurate cost estimates for various construction projects. This role requires excellent negotiation skills and proficiency in utilizing software tools such as Bluebeam to ensure precise pricing and cost control throughout the project lifecycle. Responsibilities Develop detailed cost estimates for shell construction projects by analyzing blueprints, specifications, and other relevant documents. We primarily build high-end custom homes with all types of foundations. Mono foundations, Stem Wall foundations, Grade Beams, and Pile Caps. Collaborate with project managers and stakeholders to gather necessary information for accurate pricing. Utilize Bluebeam software to create comprehensive estimates, ensuring all costs are accounted for. Prepare and present detailed reports on estimates and project costs to stakeholders. Stay updated on industry trends, materials, and techniques to enhance estimating accuracy. Requirements Must be able to accurately estimate cast-in-place work, tie-beams, columns, floor systems, porches and decks. Must be able to calculate rebar lap splices, stirrups sizing, quaintness, spacing and placement. Must be able to read site plans to determine stem wall heights, coursing and slab elevations. Must be able to read and understand plans for masonry elevations, determine block height of all floors of construction and quantify block counts as needed. Must be able to understand how to calculate concrete needed for the entire foundation footers, slabs, masonry fill cell grout, cast in place work, wet decks, tie-beams, columns, sidewalks and steps. Must be able to read site plans to estimate sidewalks and steps. Must be able to read truss plans to cross reference with architectural and structural plans. Must be able to understand all Simpson hardware and lumber materials for wood framing. Must be able to cross reference structural and architectural plans to trouble shoot errors in each plan that do not correspond with each other. Must be able to understand precast products, sizing and where they will be used. Must be able to perform 3-5 takeoffs a week for 3-Story Block on Block houses. Proven experience in shell construction estimating or a related field, with a strong understanding of construction management principles. Proficiency in using estimating software such as Bluebeam is highly desirable. Strong analytical skills with the ability to interpret complex blueprints and specifications effectively. Strong attention to detail and commitment to accuracy in all aspects of work. Effective communication skills, both written and verbal, for collaboration with team members and stakeholders.
