This individual will play a critical role in evaluating and preparing accurate cost estimates for site development, infrastructure, and civil components of residential communities. The ideal candidate will have a strong understanding of site grading, utilities, stormwater systems, and other civil scopes, with the ability to assess plans, specifications, and project documents to determine cost-efficient solutions.
Key Responsibilities:
Review civil engineering drawings, geotechnical reports, and site plans to prepare detailed cost estimates for residential developments. Quantify and price all civil-related work, including earthwork, utilities, paving, stormwater systems, retaining walls, and erosion control. Collaborate with land development managers, engineers, and subcontractors to ensure accuracy and completeness of bids. Solicit and analyze subcontractor/vendor pricing, ensuring competitive and qualified proposals. Evaluate project risks and provide cost-saving alternatives where appropriate. Track and maintain historical cost data and update unit price databases regularly. Support land acquisition and feasibility studies with high-level cost assessments. Assist in preparing scopes of work and negotiating contracts for civil subcontractors. Participate in pre-construction meetings and handoffs with internal and external stakeholders.
Qualifications:
Bachelor’s degree in Civil Engineering, Construction Management, or related field preferred. Minimum 3-5 years of experience in civil estimating for residential or land development projects. Strong understanding of site development processes and local codes/regulations. Proficiency in estimating software (such as HeavyBid, B2W, or Bluebeam) and Microsoft Office Suite. Excellent analytical, organizational, and communication skills. Ability to read and interpret civil/site plans and specifications.
Preferred Skills:
Familiarity with residential homebuilding environments and community development. Experience working with municipalities, utility companies, and regulatory agencies. Knowledge of value engineering and lifecycle cost analysis.
