Job Description
Flooring Estimator/Project Manager – Commercial, Multi-family NOCO Contracting Alpharetta, GA 30004 As a Multifamily Commercial Flooring Project Manager , you will oversee and manage individual jobs within the flooring division and make sure they come in on time and at or under budget. You must be able to demonstrate consistent effective leadership and communication skills and to oversee crews and individual projects at all stages. A strong attention to detail and follow-through to maintain scheduling and cost analysis is a must. This candidate must have flooring and/or multi-family construction experience. Responsibilities:
Total understanding of assigned projects is imperative, including:
- Set up scope meetings with necessary parties like the Warehouse Manager, the Estimator, the Installation Manager, office staff, and so on.
- Project scheduling and allocation of resources and materials to meet project deadlines
- Track all cost- labor, materials, soft cost against budget
- Managing submittals of required samples and the products data
- Validation of the Takeoff/Estimating Quantities before placing purchase orders
- Final negotiations with subcontractors
- Coordinate with client, subcontractor and warehouse team about material arrival, scheduled install date and delivery; communicate any material backorders or concerns to internal staff and customers.
- Initiate/Execute RFIs and/or Change Orders if needed to ensure that field coordination issues are resolved and any changes to plans and specs documented and communicated.
- Monthly billing to customers.
- Overseeing the field operations and project close-outs.
- Relationship building with General Contractors.
- Managing, training and mentoring of junior staff.
- Foundational knowledge of commercial flooring finish work.
- Proven and demonstrated ability to perform construction take offs and estimates as well as manage budgets, contract administration, customer service and change order management process.
- Anticipating customer needs and giving high priority to customer satisfaction and customer service.
- Working as a productive member of a cohesive group toward a common goal and contributing to team development and effective team dynamics.
- Excellent ability to understand project flow for commercial construction projects and being accountable to project timelines.
- Project Management experience with commercial related projects
- Complete any required safety documentation such as AHA’s with assistance from the project coordinator
- Other duties and responsibilities as required or requested
