Estimating Manager General Summary:

Provide accurate hard bids and change orders for residential construction projects. Compile and maintain accurate bids and base plan budgets through software systems for existing and new plans. Continually refine systems and procedures to improve quality and control costs (including, but not limited to developing and maintaining the base plan pricing). Bridging the information gap between sales, design and production departments per project. KPIs (Key Performance Indicators): 1. Conceptual Accuracy

• Complete bids and change orders with accuracy in a timely manner 2. Gross Margins
• Maintain gross margins on sales by providing accurate and competitive estimates for the sales team 3. System Software Utilization
• Contribute to the build-out and implementation of software and systems that result in accurate base plan and option pricing.

Typical Job Responsibilities °Conceptual Estimating °Price out bids for day to day residential client work on budgeted deadlines °Understand the overall building process, terms, techniques and procedures to produce accurate bids per project °Input, estimate and update present bidding documents for future bids based on market fluctuations °Review bid requirements thoroughly and ask follow-up questions on every bid °Communicate effectively between sales, design, interior design, Purchase Order and production departments °Reach out to vendors and suppliers to request special pricing and understand requirements for custom or non stock options °Capture and store special pricing for custom or non stock items in individual client folder for all teams to reference °Review non stock options and track over time for suggested trends and stock option creation °Remaining flexible to bid out “on demand” items for customers who are ready to purchase with immediate adjustments (communicated from sales team while in meetings) °Continually review standard options against updated pricing and pricing structure to maintain the balance of Gross Margin and competitive pricing °Other duties as assigned by management Basic Qualifications °High school education or equivalent °3-5 years construction or residential building experience, preferably new home construction, AND/OR 3-5 years of estimating experience °MUST know Microsoft Excel and Outlook proficiently Physical demands °The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
